SUBJECT: SOUTHWOOD VALLEY SEC. 19 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, November
10, 10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, November 20, 2003, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Carol Cotter or myself at 764.3570.

ENGINEERING
1. It appears that this plat qualifies as a Replat not a Vacating Plat. Please revise
documents.
2. Provide public utility easements over existing public utilities that are not currently
covered by an easement.
3. The document submitted may be considered a survey. Please show original plat as
currently platted with all easements that affect the property.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2002 version of plat and/or site plan.

8. Developer provides easements for electric infrastructure as installed for

Item: Public hearing, discussion, and possible action on a Replat of Lots 4R-A
and 5R, Block 14C of Southwood Valley Section 19 located off Longmire Drive
bewteen FM 2818 and Airline Drive. (03-00500278)
Applicant: State Bank, Owner.
Staff Recommendations: Staff recommends approval of the Replat with
attached Staff Review Comments No. 2.
Item Summary: This item is for the consideration of a Replat of Lots 4R-A and
5R, Block 14C of Southwood Valley Section 19. The owner is requesting to
reconfigure the lots in to a larger Lot 5R and a smaller Lot 4R-A. Lot 4R-A will
have access to Longmire Drive and the FM 2818 access road by way of existing
private access easements.
Comprehensive Plan Considerations:
The Land Use Plan shows the property as Retail Regional. The current zoning
of the property is C-1 General Commercial. Lot 5R fronts on and Lot 4R-A has
access to Longmire Drive, which is a major collector on the City's Thoroughfare
Plan. Both lots have access to the frontage road of FM 2818 which is
designated a major arterial on the Thoroughfare Plan.
