Following this coversheet is a copy of the Staff Report that was prepared for the following
project. Please keep in mind that stall's responsibility is to provide the Planning & Zoning
Commission with all pertinent facts of a development case, but that staff is not acting as an
advocate for the applicants. Therefore, it is in the applicant's best interest to send a
representative to the Planning & Zoning Commission meeting to speak on behalf of the
proposal.
This item is scheduled for the Thursday, November 20, 2003 Planning & Zoning
Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council

SUBJECT: FINAL PLAT - BENTWOOD ESTATES - PH 2 (ETJ)
Item: Consideration, discussion and possible action on a Final Plat for Bentwood
Estates Phase 2 in the City's ETJ consisting of 48 lots on 127 acres generally located
3.5 miles south of Wellborn on FM 2154.
Applicant: MLS Development Corp.
Item Summary: This is Phase II of the Bentwood Subdivision. Phase I has been
completed. All lots are one acre and larger and meet Brazos County standards.
Comprehensive Plan Considerations:
Thoroughfare Plan: The Plat is in compliance with the Thoroughfare Plan. Bentwood
Drive is now a Minor Collector and extends through the property to the east.

SUBJECT: FINAL PLAT for TUSCANY TRACE SUBDIVISION - ETJ
Item: Consideration, discussion, and possible action on a Final Plat for Lots 1
through 20 of the Tuscany Trace Subdivision comprising 135.491 acres in the
City's ETJ. The rural subdivision is located aproximately 3.5 miles south of
Wellborn on FM 2154 north of Bentwood Subdivision. (03-00500277)
Applicant: JDE Development, Ltd., owners
Staff Recommendations: Staff recommends approval of the Final Plat as
submitted.
Item Summary: This item is for the consideration of a Final Plat of Blocks 1, 2
and 3, containing Lots 1-20 of the Tuscany Trace Subdivision located in the
City's ETJ. The applicant is final platting 20 of the 21 lots shown in the
Preliminary Plat that was approved by the Commission in September of this
year. The Final Plat meets the minimum requirements for ETJ subdivisions.
Comprehensive Plan Considerations:
Land Use Plan: NA
Thoroughfare Plan: The Final Plat is in compliance with the Thoroughfare Plan,
which was revised with the South College Station Thoroughfare Update that was
recently adopted by City Council.
Parkland Dedication: NA
Open Space Dedication: NA
Special Area Plans: (EBP, City Center, University Dr., 2818, WPC, 30/60) NA
Budgetary & Financial Summary: NA
