Please keep in mind that staff's responsibility is to provide the Planning & Zoning Commission with all pertinent facts of a development case, but that staff is not acting as an advocate for the applicants. Therefore, it is in the applicant's best interest to send a representative to the Planning & Zoning Commission meeting to speak on behalf of the proposal. This item is scheduled for the Thursday, November 20, 2003 Planning & Zoning Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council Chambers. MEMORANDUM November 11, 2003 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson@cstx.gov SUBJECT: FINAL PLAT - BENTWOOD ESTATES - PH 2 (ETJ) Item: Consideration, discussion and possible action on a Final Plat for Bentwood Estates Phase 2 in the City's ETJ consisting of 48 lots on 127 acres generally located 3.5 miles south of Wellborn on FM 2154. Applicant: MLS Development Corp. Item Summary: This is Phase II of the Bentwood Subdivision. Phase I has been completed. All lots are one acre and larger and meet Brazos County standards. Comprehensive Plan Considerations: Thoroughfare Plan: The Plat is in compliance with the Thoroughfare Plan. Bentwood Drive is now a Minor Collector and extends through the property to the east.
