SUBJECT: HIGH RIDGE SUBDIVISION (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, October 27,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, November 6, 2003, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station .tx. us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call or myself at 764 -3570.

Project: HIGH RIDGE SUBDIVISION (FP) - 03- 00500239
ENGINEERING
1. Show Base Flood Elevation.
2. There is already a Lot 3 of High Ridge Subdivision. Rename Lot 3R.
3. The orientation of the 40' diameter access easement on Lot 1R is not shown as it
currently exists. Please rectify.
4. Verify the location of the 100 -year flood plain.
5. Under the "Certificate of City Engineer ", please remove Robert Mosley's name and
leave a blank.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.
9. Developer provides 10' PUE along line @ S41d 38'57" W.
10. Final Plat needs to show all PUE easements covering underground primary lines on
Varsity Ford property. (Call College Station Utilities to locate underground
Primary)

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

ENGINEERING
1. Remove "Proposed" from the 10' PUE and 20' PUE that will be dedicated
with this plat.
2. The Title Block calls out Lot 4R as a 1.47 -acre tract, which is a decimal off
what is called on the plat. Please verify.
3. As discussed after the last review, the Flood Plain to be shown on the Plat is
the FEMA recognized flood plain that is shown on the FIRM, not a field
survey of the Base Flood Elevation.
4. All Tots that have flood plain on them require a to be recorded on the plat.
Please add minimum finished floor elevation to Lot 1 R.

Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for the plat to be filed at the Brazos
County Clerk's Office:
$200 processing fee for the next round of three (3) staff reviews;
One (1) copy of the revised final plat; and,
One (1) Mylar original with the appropriate signatures.
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
