SUBJECT: Replat of Lot 1 and a Final Plat of Lot 4R of the High Ridge
Subdivision
Item: Public hearing, discussion, and possible action on a Replat of Lot 1 and
Final Plat of Lot 4R of the High Ridge Subdivision consisting of 2 lots totaling
11.487 acres located at 1351 Earl Rudder Freeway South. (03- 00500239)
Applicant: Gregory Taggart, agent for owner
Staff Recommendations: Staff recommends approval of the Final Plat with
attached Staff Review Comments No. 2.
Item Summary: This item is for consideration of a Replat of Lot 1 and Final Plat
of Lot 4R of the High Ridge Subdivision. The applicant desires to combine
adjacent unplatted property with Lot 1 of High Ridge Subdivision and Final Plat a
small lot out of the resulting replatted Lot 1 R.
Comprehensive Plan Considerations:
The Land Use Plan shows the property as Retail Regional. The property to the
immediate east is shown as park. The current zoning of the property is C -2
Commercial - Industrial. Lot 1R fronts on Earl Rudder Freeway, which is a
highway /expressway on the City's Thoroughfare Plan. A portion of Lot 1R is in
the 100 -yr floodplain.
