SUBJECT: WESTFIELD VILLAGE PH 3 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested but had to stop review due
to the following comments that need to be addressed. Please address the comments
and submit the following by an established deadline to be scheduled for a future
Planning & Zoning Commission meeting:
Two (2) copies of the preliminary plat;

ENGINEERING
1. Staff can not review the Final at this time due to the fact that the Preliminary is not
effective and some lots do not conform to the PDD requirements. When Staff
receives a Preliminary the plat can proceed.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer installs street lighting per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan.

6. Developer provides temporary blanket easement for construction
purposes.
7. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).
8. Developer provides following easements.
a. 20' commons area as PUE for underground primary.
b. 5' easement between lots 5 & 6 on lot 6 block 4.
c. 5' easement between lots 10 & 11 on lot 11 block 4.
d. 5' easement between lots 25 & 26 on lot 25 block 4
e. 5' easement between lots 9 & 10 on lot 10 block 5.
f. 5' easement between lots 3 & 4 on lot 3 block 5.

Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, December 1, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for December 11, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Two (2) copies of the revised final plat; and,
One (1) Mylar original with the appropriate signatures.

following page is a list of staff review comments detailing items that need to be

Comments related to construction drawings to be returned separately.
ENGINEERING
1. The Preliminary plat shows the CA along Victoria to be PUE also. This is not shown
on the Final. Is a PUE needed?
2. The construction plans show a public drainage structure just north of Victoria that
needs to be in a drainage easement. The easement can be shown on this plat.
3. If any private improvements are planned in median, irrigation, landscaping, etc., it is
recommended to plat this as common area (to be owned and maintained by HOA).
Otherwise, a PIP is required. See Building Regulations for PIP information. A bond
is required in case City requires removal of improvements.
