SUBJECT: INDIAN LAKES SUB PH ONE - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Tuesday, March 9,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, March 18, 2004, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Spencer Thompson or myself at 764 -3570.

ENGINEERING
1. Lot 3B Block 1 does not meet minimum lot width. No variance requested.
2. HOA Lot 16 Block 1 needs rear PUE.
3. Lot 9 Block 2 should have easement to allow existence of dam shown on plat as
discussed in PAC.
4. Private Trail is a lot along west property boundary does not meet ordinance. No
variance requested.
5. The interpretation of General Notes #3 specifies PUE's on "side" lot lines.
Therefore numerous Tots do not have rear PUE as required to meet ordinance.
Either reword note or draw PUE's where applicable.

1. Sheet 3 of 7 HOA Blk 4 Lot 8B Lot is too small- county regs require a minimum
of 1.0 ac. for all platted lots.
2. Sheet 4 of 7 HOA Blk 4 Lot 8B Lot is too small- county regs require a minimum
of 1.0 ac. for all platted lots.
3. HOA Blk 12 Lot 1A Need to show min. finished floor elevation
4. HOA Blk 4 Lot 8A at the point where it connect to the CITCO pipeline easement -
need a dimension (same also shows up on sht 7 of 7)
5. Sheet.6 of 7 Lots 1B and 2B in Blk 1- both Tots will be required to have a 70'
width from the road all the way back to the main body of the lots
6. Blk 2 Lot 9 where is the access easement the dam? Suggest that it be placed on
this lot otherwise there will be not access to the dam.
7. Sheet 1 of 7- Note 12 refers to landscape easements overlapping PUE's. Add
verbiage addressing no permanent structures in PUE's

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

The following is a response to the city review comment letter dated March 3, 2004 for the Final
Plat of Indian Lakes Phase 1:
ENGINEERING
1. Lot 3B, Block 1 does not meet minimum lot width. No variance requested.
The lot has been redrawn to show a 100' lot width to the building setback line.
2. HOA Lot 16, Block 1 needs rear PUE.
General Note #3 has been revised to require a rear easement on all lots.
3. Lot 9, Block 12 should have easement to allow existence of dam shown on plat as
discussed in PAC.
Access to the dam has been provided with the addition of a 20' wide H.O.A.
easement at the east end of the dam near the spillway.
4. Private Trail is a lot along west property boundary does not meet ordinance. No variance
requested.
The "tract" has been changed to "H.O.A. Common Area"
5. The interpretation of General Notes #3 specifies PUE's on "side" lot lines. Therefore
numerous lots do not have rear PUE as required to meet ordinance. Either reword note or
draw PUE's where applicable.
General Note #3 has been reworded to require rear PUE's as well.
BRAZOS COUNTY ADDITIONAL COMMENTS
1. Sheet 3 of 7 HOA Blk 4 Lot 8B. Lot is too small- county reqs require a minimum of 1.0

This lot has combined with the H.O.A. Tract that is located along the existing
pipeline easements and now totals 5.38 acres.

for all platted lots.

A minimum finished floor elevation has been added to this lot.
4. HOA Blk 4 Lot 8A at the point where it connects to the CITGO pipeline easement- need
a dimension (same also shows up on sht 7 of 7).
A dimension has been added to this location.
5. Sheet 6 of 7 Lots 1B and 2B in Blk 1 — both lots will be required to have a 70' width
from the road all the way back to the main body of the lot.
The lots have been adjusted to have 70' width to the B.S.L. and 100' width from
the B.S.L. the public R.O.W.
6. Blk 2 Lot 9 where is the access easement for the dam? Suggest that it be placed on this
lot otherwise there will be no access to the dam.
Access to the dam has been provided with a 20' wide H.O.A. easement at the east
end of the dam near the spillway.

GENERAL REVISIONS NOT LISTED ABOVE
1. A 5' H.O.A. easement has been added to Lot 9, Block 2 and a 20' PUE/PDE is now
centered on Lots 8A & 9, Block 2 to allow stormwater from Arapaho Ridge Dr. to enter
Lake Arapaho.
2. A 10' H.O.A. Easement has been added adjacent to the 16' P.U.E. along all R.O.W. for a
future trail system.
3. A H.O.A. Easement has been added to Lot 2B, Block 9.
4. H.O.A. Lot 1A, Block 12 was incorrectly labeled. The correct label is H.O.A. Lot 1A,
Block 2.
5. The triangular shaped landscape easements at road intersections have been labeled
H.O.A. Landscape Easements rather than Landscape Easements.
