SUBJECT: HERMAN F KRENEK PH II (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information by an established deadline to be scheduled for a
future Planning & Zoning Commission meeting:
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college- station.tx.us

THIS IS A STOP REVIEW. THIS REVIEW DOES NOT CONSTITUTE A COMPLETE
REVIEW.
ENGINEERING
1. The extension of public water to Lot 5B is required. Provide Engineering documents
as part of this Replat.
2. Show Original Plat as currently platted. Remove utility lines.
3. Label the utility easement along back of the lots in Brentwood Section One, Block
One.
4. Please show utility easements as public utility easements.
5. Label the access & drainage easement as private.
6. Please change dates on certifications to 20_. Three of the certifications show

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

Documents
Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed prior to the filing of the final plat at the Brazos County Clerk's Office.
Please address the comments and submit the following information for further
staff review and approval of the plans:
Two (2) sets of revised construction documents.

ENGINEERING REVIEW
COMMENTS No. 1
1. Please change note to "All Public Infrastructure to meet City of College
Station Specifications and Details. ", or provide all details pertinent to
construction of the waterline (thrust blocking, bedding and trench, etc.)
2. Indicate that fittings are to be mechanical joint.
3. The Fire Flow calculations should show the reduction allowed for sprinkler
system and the resulting number of hydrants required.

ENGINEERING
1. As titled, the Brentwood lots would need to labeled Lot 21R or 22R, keeping them in
the Brentwood Subdivision. If you are wanting to take those lots out of the
Brentwood Subdivision and put them into Herman Krenek, then you would need to
modify the title by adding "as Lot 5C of Herman Krenek Phase Two" to Replat of Lot
21 and 22... ".
2. Provide 15' PUE along northeast property line of Lot 5C.
