Per Harvey: In your e-mail of 2 -18, you state you want it clear that the units must face Krenek!
Your wording doesn't require the units to face Krenek Tap: "Residential developments shall include units
with a front facade orientation to Krenek Tap Road as part of the development plan if there is sufficient
property frontage to do so." By your wording if "some units" face Krenek Tap Road, the ordinance is
satisfied.
If you mean to achieve what your e-mail of 2 -18 says, the following is suggested: "Residential
developments or lots shall be oriented so as to face Krenek Tap Road if there is sufficient property
frontage to do so."

The one attached is fine except for the section that I said before I do not want to change. I reinserted it
into the text.

I have made the change to suggested in your email of 2/18/04. Before I show them to Harvey for

From Harvey: Yes, the shorter version does cover the property frontage, that is sufficient to do so (this
phrase is the one that you originally wrote and is also in your proposed language). And, yes, any larger
lots that are away from the frontage can face another direction.

For Harvey: No, I don't intend for ALL residential lots or units to face Krenek - ONLY those that have
Krenek frontage. Remember that the overlay is 750 feet deep. If someone were to develop a large tract
of single family homes I would assume that the internal street system would allow for units to face every
which way. I am only concerned about the frontage of Krenek and that any development has all units with
Krenek frontage actually facing front facades to Krenek. That is why I wrote the regulation to reference the
entire frontage so they could not place just one unit facing Krenek.
Now, if you still think your shorter version does that, that's fine. I want to make sure you understand what
the intent is.

How about - "Residential developments are required to have individual units or dwellings with front facdes
facing and oriented to the entire Krenek Tap Road frontage as part of the development plan if there is
sufficient property frontage to do so. The front setback of these untis shall not exceed fifteen (15') feet.
This does not preclude residential street access from Krenek Tap Road."
