Project: TOWER POINT PH 12 (FP) - 11- 00500184
To increase density by adding a lot, a revised Preliminary Plat must be approved by the
Planning and Zoning Commission.
A revised preliminary plat is being submitted on Monday, December 19 along with the
revisions to the Tower Point Ph. 12 final plat.
Please add the public infrastructure information to Page 4 of the application.
Public infrastructure information will be provided.
There are additional easements mentioned in the title report that are not included on the
plat. Also, please confirm that the easement on shown have the correct volume and page
number. The information I have available shows that the easement labeled V8002 P249 is
V723 P889 and easement V589 P 218 is V589 P 223, but these could be different
easements.
The title report identifies 10 easements. Of those 10, the following are applicable to Tower
Point Subdivision, Phase 12:
Vol. 589, Pg. 218 — shown on plat.
Vol. 723, Pg. 689 — shown on plat.
Vol. 4328, Pg. 164 — shown on plat.
Vol. 5247, Pg. 82 — shown on plat.
Vol. 8002, Pg. 249 — shown on plat.
The easement information you have is incorrect. Vol. 8002, Pg. 249 is a 10' wide PUE
adjoining the southeast right of way line of Arrington Road. Vol. 723, Pg. 689 (not 889) is a
20' wide — City of College Station electrical easement adjoining State Highway No. 6, both of
which are shown on the final plat of Phase 12.
Volume 589, Pg. 218, is a 15' wide City of College Station PUE, adjoining State Highway
No. 6 and shown on the final plat of Phase 12.
Volume 589, Pg. 223, is "Exhibit A" of Volume 589, Pg. 218.
Since this building plot will not be required to provide pedestrian connection due to the size
of the building plot, it will be important to note that a waiver to sidewalks along Hwy 6 was
approved with the condition that internal pedestrian connectivity is provided according to
Non - Residential Architectural Standards for building plots over 50,000 square feet.

Is the Sinclair blanket easement that showed up in the title report still in place? If so, can it
be released yet? If not, please show that College Station easement will have priority.
The Sinclair pipeline easement is a blanket easement, of which Tower Point is included.
However, the pipeline is constructed 1.5 miles west of Tower Point. (See preliminary plat
submitted in October, 2010). The blanket easement has not been released and there are no
plans to release said blanket easement.
Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat.
The construction documents and reports are still under review and may affect the plat.

TxDOT Comments
1. SH 6 frontage length and proximity to Arrington Road do not meet the guidelines for an
access drive to the frontage road. All access to these lots should be from Arrington
Road.

ENGINEERING COMMENTS NO. 1
1. Please clarify the purpose of the offsite 20'x28' PUE offsite.
The 20'x28' PUE offsite is for a storm sewer outfall pipe serving Tower Point, Phase 12.
2. FYI...The public infrastructure plans are still in the process of being reviewed. R[Please
note that public infrastructure to support this plat must be built or guaranteed prior to the
final plat being forwarded to P &Z.
