DEVELOPMENT HISTORY Annexation: Zoning: October 1983 A -O Agricultural -Open to C -1 General C ommercial (2001), OV Corridor Overlay (2006) Preliminary Plat: The subject property is part of the Crowley Tract Master Plan originally approved in 1997 and has had subseq uent revisions. A Preliminary Plat for the Tower Point Subdivision portion was originally approved in 2006 and was revised in 2008, 2009, 2010, and 2012. Site Development: Vacant. COMMENTS Parkland Dedication: Dedication is not required for this commercial development. Greenways: N/A Pedestrian Connectivity: As a condition of a sidewalk variance, developments within Tower Point are required to meet pedestrian connectivity requirements found in Section 7.9 of the Unified Development Ordinance related to building plots over 50,000 square feet. Bicycle Connectivity: Impact Fees: A bike lane is provided along Arrington Road. The majority of the property is located in the Spring Creek Sewer Impact Fee Area (97 -01). Currently, the Impact Fee for this area is $98.39 per Living Unit Equivalent. Impact Fees are due at time of Building Permit. REVIEW CRITERIA Compliance with Subdivision Regulations: The Final Plat conforms to Phase 12 of the revised Preliminary Plat, and is in compliance with the Unified Development Ordinance. STAFF RECOMMENDATIONS Staff recommends approval of the Final Plat with the condition that a note is added to the plat document stating, "Traffic mitigation features shall be constructed at a time specified by the approved Tower Point TIA and supplementary documents ".
