Page 4 of the application needs to be completed with the public infrastructure information. If preferred, I will amend the submitted application with directions from Kling Engineering. The public infrastructure portion of the application submitted by Kling was not completed as Kevin Sullivan with Walter P. Moore submitted separate public infrastructure information on the construction plans associated with this phase. Please advise if you would like duplicate applications. f Proof must be provided, prior to being scheduled for P &Z, that the Mechanic's Lien on the property is subordinate to all City easements. Revised title reports have been submitted that removed the mechanics liens as affecting the property being platted The Certificate of Ownership and Dedication needs to include greenways. Under the Certificate of the County Clerk, please revise "Official Records" to "Deed Records ". Also, no attest is required for the Certificate of the Planning and Zoning Commission. We have been advised that the dedication language is under consideration by the city and since there are no greenways, we would prefer to leave the dedication language as is. Please be advised that on September 1, 1983, with Volume 599, Brazos County renamed Deed Records to Official Records, therefore, to call them Deed Records would be an incorrect reference. The "attest" has been removed from the Certificate of Planning and Zoning Commission. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 5. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. 6. The following easement is shown on the property according to our GIS system but not referenced on the plat. Please verify that it is applicable: Public Utility Easement – Vol.670, P.15. �3 The proposed 20 -ft PUE located adjacent to Lot 4 must be dedicated prior to the plat being forwarded to P &Z. The 20 -ft PUE must be dedicated prior to the plat going forward since it is satisfying the 20 -ft rear lot PUE requirement. The plat will not be in compliance with the UDO without the dedicated easement. - 646.4 , 20' It ointn Lai- 14 FYI...AII easements outside of these lots supporting public infrastructure must be dedicated / prior to issuance of the Letter of Completion. t FYI...Infrastructure (i.e. water and sanitary sewer) is required to be extended to all lots prior 07 to filing the final plat.
