Said tract being more particularly described by metes and bounds as follows: BEGINNING at an "X" set in concrete on the northeast line of State Highway No. 6 - Earl Rudder Freeway (right -of -way width varies) marking the southwest corner of the replat of North Forest Subdivision, Lot 1, Block 1, according to the plat recorded in Volume 8214, Page 235 of the Official Public Records of Brazos County, Texas; THENCE: N 83° 08' 31" E along the southeast line of said replat for a distance of 643.15 feet to a 1/2 inch iron rod found marking an east corner of said replat and a west corner of the Greenways dedication area, North Forest Subdivision according to the plat recorded in Volume 6004, Page 130 of the Official Public Records of Brazos County, Texas; THENCE: S 06° 44' 27" E along the southwest line of said Greenways dedication area, at 375.30 feet pass a 3/8 inch iron rod found marking a common corner of said Greenways Dedication area and a 7.0 acre tract of land described by a deed to the City of College Station, recorded in Volume 4592, Page 215 of the Official Public Records of Brazos County, Texas, continue on for a total distance of 412.46 feet to a point on the high bank of a creek marking the east corner of this herein described tract; THENCE: Along the high bank of said creek for the following calls: N 51" 07' 48" W for a distance of 69.36 feet to a point; N 48° 46' 07" W for a distance of 63.07 feet to a point; N 74° 09' 54" W for a distance of 107.57 feet to a point; N 80° 31' 09" W for a distance of 75.33 feet to a point; S 89° 47' 02" W for a distance of 98.15 feet to a point; S 76° 44' 11" W for a distance of 45.66 feet to a point; S 81° 19' 38" W for a distance of 31.39 feet to a point; S 49° 06' 26" W for a distance of 14.94 feet to a point; S 23° 15' 41" W for a distance of 27.36 feet to a point; S 03° 39' 16" W for a distance of 47.66 feet to a point; S 15° 24' 43" E for a distance of 70.77 feet to a point; S 35° 37' 29" E for a distance of 42.60 feet to a point; S 48° 57' 11" W for a distance of 23.44 feet to a point; S 56° 34' 09" W for a distance of 58.17 feet to a point; S 78° 92' 48" W for a distance of 49.27 feet to a point; S 82° 12' 14" W for a distance of 48.69 feet to a point; THENCE: S 81° 26' 48" W leaving said high bank for a distance of 46.20 feet to a 5/8 inch iron rod set on the northeast line of State Highway No. 6 marking the southwest corner of this herein described tract; TIIENCE: N 05° 17' 29" W along the northeast line of State Highway No. 6 for a distance of 480.00 feet to the POINT OF BEGINNING containing 5.045 acres of land, more or less.
