Mike and Allen:
After speaking with our Development Services Director, we feel that we can accommodate
your request administratively. We will need the following:
1) a letter from Arkitex explaining the number of parking spaces that you propose in your site
plan and;
2) the Site plan with a designated reserve area for parking that would not be built at the time
of construction.
This information will allow you to move forward under section 7 -2 H.8 of the Unified
Development Ordinance.

c E S' c 77, The purpose of this letter is to detail the postdevelopment drainage patterns for the
u' o a ? proposed Stata Corporation Phase III addition. The proposed addition will be

site is at the corner of Lakeway Drive and Technology Way in College Station. A
portion of the site lies within the FEMA 100 -year regulatory floodplain per FEMA
'Li FIRM panel 205, effective date July, 1992.

The drainage report stated that detention is not required for the stormwater runoff

c development is less than the FEMA accepted one foot.

E The proposed Stata development will result in the addition of approximately 1.50
co acres of impervious cover, with an additional 0.60 acres of impervious cover
estimated for future phases. This results in approximately 43% impervious area
for the entire 8 acre site, less than the 60% assumed in the HEC -1 model provided
in the approved drainage report (within drainage area DA5 in the McClure
a
O Report). In addition, the estimated SCS curve numbers are less than those
Z N a assumed for the postdevelopment hydrologic (HEC -1) model in the McClure
n drainage report. The runoff will be discharged into a small tributary of Alum
it V 1 y Creek on the north side of the property.

e One important item to note is the placement of fill in the floodplain fringe at the
0 IN. 3 north end of the proposed parking lot. As discussed with you and Brett McCully,
_A p' O en? a small amount of fill will be placed in the top section of floodplain that stretches
W E from Alum Creek into the property. The fill will have a negligible impact on the
V in ton water surface area of the adjacent Alum Creek.
