SUBJECT: GATEWAY EXPRESS CARWASH (SDSP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached;
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

Project: GATEWAY EXPRESS CARWASH (SDSP) — 03 -233
PLANNING
1. Please include the subdivision name in the legal address descriptions.
2. Please draw a phase line 20 feet beyond any site improvement for Phase 2. Phase
2 should be left in its natural state. If the area will be filled with concrete as shown,
it should be included in the current phase. This would not prohibit the ability of the
property owner to return in the future with alternate plans for this area.
3. The parking requirement for a car wash is one space per bay /cleaning /work area.
Please reflect this on the plan. The work spaces may count as parking spaces.
4. If there will be vacuums or other work/cleaning stations outside of the building,
please identify their locations.
5. Wheelstops may not be used as temporary curbing, but the site may utilize knock-
off curbs if the City receives a memo from the property owner stating that he realizes
that with the development of lot 2RE, the temporary curbing will have to be replaced
with permanent curbing.
6. As the fire hydrant for this project will be on the north side of the lot, please extend
the fire lane along the northern curb, identifying the aisle shared with Home Depot
as a fire lane.
7. As mentioned in the memo dated August 14, 2003, only the color and material
samples were reviewed at that time (the conceptual site and landscape plans no
longer had to go to the PRC). The previous landscape plan was resubmitted and
reviewed with this site plan submittal, but the plan is a stop review.
• Some plants shown on in the landscaping legend are not shown on the plan and
some plants shown on the plan are not included in the landscaping legend.
• Site improvements, such as the concrete flume, may conflict with the
landscaping that was conceptually planned earlier.
• The site plan shows the Phase 2 area to be concrete and the landscape plan
states the area will be sodded.
7. Please include an irrigation plan with the submittal.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

ENGINEERING
1. Proposed manhole is not needed in this instance and not in a desirable location.
This site can be served by a sewer tap in lieu of a manhole installation.
2. A storm sewer connection to a public line is required to be at a junction box. You
may construct a j -box at the connecting location shown on the plans or connect at
the existing j -box upstream.
3. Water meters are required to be in easements. You may relocate the meters,
submit a separate easement dedication or submit a blanket PUE.
4. It is presumed that Phase 2 of this project will not need sewer service?
5. Tops of existing storm sewer manhole are not to me covered over. Pavement shall
accommodate manholes or manholes shall be adjusted to proposed pavement
grades.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.
