SUBJECT: PRELIMINARY PLAT for DICKSON RUN
Item: Consideration, discussion, and possible action on a Preliminary Plat for
Dickson Run consisting of 2 Tots on 15.747 acres, located at the bend in Calumet
Trail adjacent to Woodlake Subdivision in the City's ETJ. (04- 00500044)
Applicant: Kerr Surveying, agent for owner.
Staff Recommendations: Staff recommends approval of the Preliminary Plat as
submitted.
Item Summary: This item is for the consideration of a Preliminary Plat for 2 lots
in the City's ETJ. The property is located off Calumet Trail between Royder
Road and Woodlake Drive. The Plat divides the 15.747 acre tract into a 5 -acre
lot and a 10.747 -acre lot. Both Lots front on Calumet Trail. This Preliminary Plat
meets the minimum requirements for ETJ subdivisions.
Comprehensive Plan Considerations: Calumet Trail is a County road.

Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday, March 8, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for March 18, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
Ten (1) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.

of the pond. Please revise.

Staff reviewed the above - mentioned preliminary plat as requested but had to stop
review due to an incomplete submittal. The following page is a preliminary list of staff
review comments detailing items that need to be addressed. Please address the
comments and submit the following information by an established deadline to be
scheduled for a future Planning & Zoning Commission meeting:
One (1) copy of the revised preliminary plat;
The Mylar original of the revised preliminary plat; and,
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart @ci.college - station.tx.us

YOU WILL NEED TO WORK OUT ISSUES WITH THE COUNTY PRIOR TO PLAT
APPROVAL.
1. Provide copy of Woodlake Plat that shows the ROW and riding trail reflected in this
plat.
2. What does the 1 /2 interest for access easement mean? The access easement will
need to show on the plat.
3. Show ROW of Calumet Trail.
4. How will Lot 3 get access to Calumet Trail?
