The bid includes all labor, materials and permits for:
- Irrigation system to water islands per landscape plan by Landscapes Plus
- Includes stamped irrigation plan for approval by the city
- Includes backflow certification required by city
- Does not include water meter (3/4" meter required)
- Does not include boring from the street(if necessary — see below)
The proposed is a one -valve automatic irrigation system controlled by an underground battery -
operated valve (since no 120V power is available) accessible via valve box with removable
cover. It includes underground backflow prevention inside a plastic meter vault and all piping
and sprinkler heads necessary for 100% overlapping coverage. Included in the bid is the 10ft.
bore between the two islands.
The water meter will need to be purchased by the HOA. Be sure to have it designated as
`irrigation' because the city will reduce your sewer charges on the water sold through that meter
since the water does not go into the sewer system. An issue with the placement of the water
meter could affect how much Prince Irrigation charges you to install the system. If the city can
place the water meter inside either of the two islands then there will be no additional charges
from P.I. I don't know if this is possible based on the satellite image you provided; it appears the
water line runs beneath the paving. If we must bore into the islands from the street then there
will be additional charges:
$500 to bore from the water meter at 1501 Lampwick
$300 to bore from the water meters between 1503 and 1505 Lampwick
A one year labor and materials warranty is included in the bid, excluding breakage. We have
workers compensation and contractor's liability insurance and we are licensed and bonded to
work in Bryan and College Station.
Prince Irrigation has been in business for over 30 years and has installed approximately 4000
sprinkler systems in the Bryan/College Station area, as well as many more across the State of
Texas. We employ several full time service technicians to insure long -term satisfaction with
your system.

Subject: 1501 Woodcreek cul -de -sac landscaping project report.
Dear Chadwick HOA Board,
Progress is being made on the landscaping project for 1501 Woodcreek cul -de -sac. Prince
Irrigation will do the work required to irrigate the area. The cost of this work is approximately
$950. The good news is that this cost will be paid for by the city of College Station. Before the
irrigation is installed, a water tap must be installed. The cost of this is $450.00. The good news
is that the city of College Station will pay for both the irrigation and the water tap. We can all
thank Mark Smith for his help with this! Landscapes Plus will do the landscaping, and it will cost
us 1300.00. He wants 50% upon agreement and 50% upon completion. `The Ground Crew', our
current maintenance company, will maintain the cul -de -sac landscaping. The cost of this work is
included in the annual contract. The below chart itemizes the costs associated with this project.
I have also enclosed additional information related to this effort. If the board approves this work,
I will need a check written out to the city of College Station for $150. This will cover the
processing fee for the public improvement application. Additional payment is needed for
Landscapes Plus, as they request 50% payment upon approval. I will contact the board when the
project is approved.

Drive.
To Whom It May Concern:
The Chadwick Homeowners Association requests approval for a public improvement permit.
The area of interest is the cul -de -sac that borders Woodcreek drive (1501 Woodcreek Drive).
The plan is to irrigate and landscape the cul -de -sac. Prince Irrigation has surveyed the area and
will do the irrigation work. Landscapes Plus will do the landscaping. Per Mark Smith of Public
Works, the city will pay for the installation of the water tap and the irrigation installation. Prince
irrigation will be paid directly by the city. The homeowners association will pay for the
landscaping work, maintenance, and water. Attached are materials in support of this landscaping
proposal. On behalf of the Chadwick Homeowners Association, we appreciate your attention to
our effort.

Gentlemen: The Chadwick HOA is asking if we can waive the PIP application fee for their landscaping
project. As Kate points out, Public Works is assisting with this project.
As you know, Legal has informed us that we have no authority to waive fees, except where it was included
in the UDO. However, I know that parade fees have been waived in the recent past. Since PW is
assisting with this effort, does it not seem like a sign of cooperation and good will to find some way to
waive this fee?

Chadwick HOA is asking for a fee waiver for the PIP permit fee that is in conjunction with their
neighborhood improvement project that is in the City's ROW (the island off of Woodcreek) Mark Smith is
assisting with this project financially.
I need approval for this waiver.
