SUBJECT: CALLAWAY SUBDIVISION PH 2 (PP) -Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments on both the Preliminary and Final Plats and this item will be
scheduled for the next available Planning & Zoning Commission meeting:
One (1) copy of the revised preliminary plat; and,
One (1) copy of the revised final plat.

Project: CALLAWAY SUBDIVISION PH 2 (PP) - 04- 00500029
ENGINEERING
1. Please show Calloway Lot 1 as platted.
2. Show surrounding utilities affecting this plat.
3. This plat must provide a 15 -ft PUE for all onsite water and wastewater lines. If
relocation or removal of any utilities is planned, you must first meet with City staff to
discuss future plans.
4. Please note, the City is adopting the Uniform Design Guidelines. Any infrastructure
improvements associated with development of this property should be designed in
accordance with these documents.
5. The ownership certification should read as per the ordinance; hereby dedicate to the
use of the public forever all streets, alleys, parks, easements, and public places
thereon shown for the purpose and consideration therein expressed.
6. These comments affect the Final Plat. Therefore, no comments concerning the Final
Plat will be returned at this time. Please make required changes to both documents.
The Final Plat will go before the Commission when all changes have been
approved.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of rigid conduit for riser pole(s). Developer installs first 10'.
City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Email to
rbolin @cstx.gov.
6. Developer provides load data for project.
7. Developer installs street lighting per city specs and design.
8. Developer provides temporary blanket easement for construction purposes.
9. Developer provides easements for electric infrastructure as installed for electric lines
(including street lighting).
10. Developer provides easements for existing electric lines that exist on
property.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
