SUBJECT: FINAL PLAT for CRESCENT POINT, LOTS 1 - 4
Item: Consideration, discussion, and possible action on a Final Plat for
Crescent Point consisting of 4 lots on 55.5 acres generally located at 3300
University Drive East.
Applicant: Mr. Joel Ross, Agent
Staff Recommendations: Staff recommends approval of the Plat as submitted.
Item Summary: This item is for the consideration of a Final Plat subdividing the
55 -acre tract into 4 lots. Lots 3 and 4 front University Drive East. Lot 1 borders
Copperfield Parkway. Lot 2 is for the construction of First American Boulevard, a
private street. The Plat is generally compliant with the Approved Preliminary
Plat. Lot 3 is no longer divided, as shown on the original.
The property is zoned C -B. Copperfield Parkway is currently under construction.
City water has been extended to the site. City sewer is in the process of being
extended. Subdividing the subject property as shown on the plat requires the
extension of public sewer to Lot 4. All other access and utility needs are being
extended by the Hwy. 30/ 60 Infrastructure CIP Project. Building permits on the
site will be reliant on completion of access and utilities with the CIP project.
Comprehensive Plan Considerations:
Land Use Plan: The LUP shows this area as Planned Development.
Thoroughfare Plan: FM 60 is a Major Arterial. Copperfield Parkway is a Major
Collector.
Special Area Plans: The subject property is included in the 30/60 Study. The
study states office, commercial, clean industrial, and high density residential
are appropriate uses in the area.
Sidewalks: Sidewalks are proposed in the construction plans for Copperfield
Parkway.
Compliance with Master Plan: This plat is in conformance with the approved
Master Development Plan.
Bikeways: The approved Bike Plan shows a bike lane to be included on
Copperfield Parkway. However, the construction plans have been adjusted to
include a Bikeway instead.
Driveway Compliance: The construction of First American Blvd at FM 60 is
required to be permitted and approved through TxDOT. All driveways are
required to meet City ordinance.
Zoned: Current zoning is C -B.
