HomeMy WebLinkAboutMISC Slide 1 (Title) The applicant is requesting a 5 -foot 8 -inch rear setback variance for 4742 Stonebriar Circle. Slide 2 (SAM) According to the City of College Station Unified Development Ordinance, property in an R -1 Single Family zoning district is required to have a minimum rear setback of 20 -feet. The granting of this variance would allow the property owner to reduce the rear setback to 14 feet and 4- inches. SPECIAL CONDITION : The applicant has stated for the special condition: "A smaller buildable area than what is seen on adjacent lots. Hardships: The applicant has stated for a hardship: "The rear lot line being square to the front yields an impractical buildable area as platted ". (30 -ft. Public Utility Easement that runs along the property line for an 18 -inch sewer main) Ordinance Intent Building setback requirements usually allow for some degree of control over population density, access to Tight and air, and fire protection. These standards are typically justified on the basis of the protection of property values. Staff feels that with the golf course abutting the rear property line of the subject property that the access to light, air and fire protection would not be an issue. RESPONSES Mr. Lane has taken the time to visit with the surrounding property owners individually and has acquired 22 signatures from the neighborhood that have stated that they are in support of this variance request.
