Construction Documents
1. Two valves are required to be installed on the pipe crossing the street. These valves should be
below the bore.
A valve was added in addition to two 22.5 bends. There is a proposed valve at the tee
connecting to the existing 12" Line. The proposed design is in accordance with detail W4 -00.
The pipe can be removed from the casing in only one direction since there is limited easement
area on the west side of IG &N Road.
2. (Repeat) Please provide a Letter of Acknowledgment, Engineer's Cost Estimate, and NOI. Please
revise the Cost Estimate to reflect the additional valve. FYI...The Contractor will need to bring
the NOI prior to receipt of the Development Permit.
The Engineer's Estimate was revised to include one additional valves and two additional
bends. The Letter of Acknowledgment that was sent on July 12 and a copy has been
included as well.

3. (Repeat) Sh. 3 — Since dead -end waterlines are not permitted, how is the waterline proposed to
be extended in the future? Could you provide a note on the plans indicating the future intent?
Please add a note to the plans regarding the future waterline extensions.
A note was added to sheet 3 explaining the future intention of completing a loop.
4. (Repeat) Fire Flow Report —There was a lot of data provided in the report, but it is not clear
what lines the data is corresponding to. Could you provide an exhibit with waterlines labeled?
Please submit exhibit when possible.
Attached are 2 copies of an Addendum to the Water Report with the Exhibits and additional
design information.

1. Thank you for submitting the additional title report. In this document there are three
easements mentioned that do not appear to be shown on the plat document. There is a 1950
Bryan easement V144/P108, a 1982 Wellborn easement V303/P288, and a 1982 Bryan
easement V548/P539. Please clarify their locations, add them to the plat if not currently shown,
or clarify the reason for their absence.
These easements are noted in Note 4 on the plat.

— WELLBORN WATER SUPPLY CORP. 303/288
— CITY OF BRYAN 548/539

The easements are not described, so their locations cannot be shown.
Final Plat
1. (Repeat) In order for us to verify the right -of -way dedication, please label the existing right -of-
way width along South Dowling Rd. in a few locations.
There is no existing "Right -of- Way." There is an Apparent Right -of -Way which is the area
between the existing property fences which was used and maintained by Brazos County and
now the City. These lines have been labeled as " Apparent Right -of Way"
2. (Repeat) Label the distances of the right -of -way dedication between lines L1 & L10 and L9 & L18.
The distance of the right -of -way dedication along the property line has been added between
these lines.
3. What is the dashed line within the right -of -way dedication area? Please label.
The dashed line is the Apparent Right -of -Way. It has been labeled.

1. The title report that was submitted with the final plat appears to only before the time period
between December 2008 and May 2011. Please submit the complete report that should
accompany this document, or provide additional clarification.
Attached is a title report effective prior to August 4, 2009. The title report submitted with the
application dated June 1, 2011 up to May 16, 2011.
The corporate Resolution submitted states that both Mr. Brooks and Mr. Bernard have authority
to act on behalf of the company for the purpose of platting. Therefore, it appears that both
signatures are needed on the application.
Attached is Page 4 of 9 with Mr. Bernard's signature.
On page 2 of the application, please complete the vesting section. Either select "no ", or you
may choose to mention the annexation related issues.
Attached is revised page 2 with the permit approvals that were received prior to annexation.
The dedication of the greenways need to be added to the Certificate of Ownership and
Dedication, as well as the word "Subdivision" following TDI- Brooks International Center.
The Certificate of Ownership and Dedication has been corrected.
Please add the property owner to Lot 11 of the Shiloh Subdivision.
The property owner has been added to Lot 11.
The City Limit line needs to be added to the vicinity map.

In the notes section, please add information regarding waivers that were granted with the
Preliminary Plan. Also, add a note stating that TDI- Brooks International Center will be
considered one building plot for the purpose of signage, landscaping and Non - Residential
Architectural Standards.
This note was added to the Final Plat.
8. Please note that any changes made to the plan, that have not been requested by the City of
College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
Any additional changes on these plans that the city has not been made aware of will constitute a
completely new review.

9. Please note that you may be required to submit paid tax certificates if they are not current prior
to the filing of you plat.

In order for us to verify the right -of -way dedication, please Zabel the existing right -of -way width
along South Dowling Rd. in a few locations.

The Letter of Acknowledgement and Engineer's Cost Estimate are attached. The NOl will be

Sh. 1— Please provide and alternative erosion control measure in the roadside ditches, such as
hay bales.

\6/ Sh. 1— One of the proposed fire hydrants is not going to be accessible and needs to be located
along a fire lane.
The proposed building will have a fire sprinkler system so the hydrant flow requirement will
be 1,500 gpm so only 1 fire hydrant will be needed. The second fire hydrant is for a future
dilding and can be installed later if necessary since it is not accessible at this time.
7VSh. 2 — At Sta. 1 +25.67, the bend is labeled a different size in the plan and profile.

Sh. 2 — It appears that the waterline and electrical infrastructure may have Tess than 6 -ft of
d i horizontal separation. Please verify with BTU that adequate separation is being provided.

A note has been added in the notes section in the plan view that the waterline crossing will be
bored and will be in accordance with the Brazos County Boring Permit.
Sh. 2 — Please provide a larger detail of the connection to the existing 12 -inch waterline.
A larger detail of this connection has been added as inset A on sheet 2.
11. Sh. 3 — At Sta. 6 +36.27, the bend looks like it is larger than the indicated size. Please verify.
The bend has been correctly labeled as a 45 ° bend in the plan and profile views.
12. Sh. 3 — Please adjust waterline in order to provide the minimum 4 -ft of cover.
The waterline was adjusted to provide the minimum 4 -ft of cover.
S . 3 — Since dead -end waterlines are not permitted, how is the waterline proposed to be
extended in the future? Could you provide a note on the plans indicating the future intent?
The waterline will be extended with future development on the tract and can be extended to
an adjacent tract to connect to a future waterline or connected back to the waterline along
South Dowling to complete a loop.
14.) Fire Flow Report — there was a lot of data provided in the report, but it was not clear what lines
the data is corresponding to. Could you provide an exhibit with waterlines labeled?
The flow study was performed for Wellborn SUD and we have asked them for an Exhibit
showing the waterlines, we have not received it at this time. We will forward this information
when we receive it.
