The development is bordered on the north by an undeveloped light industrial zoned tract, the west by the Shenandoah development, the east by an undeveloped commercial zoned tract and the south by Spring Creek Gardens. The legal description is Spring Creek Terrace (SCT) and is approximately 10.4 acres. The proposed improvements include pavement, drainage and utility improvements for 44 single - family residential homes. The site consists of numerous small trees and the terrain slopes in a easterly direction toward a tributary of Spring Creek at an average slope of 2- percent. The site is zoned R -1 (residential) and is being developed by JC Wall, PIL Investments, P.O. Box 390, Moody, Texas 76557, 254 - 721 -6179. The proposed system will connect to an existing 12 -inch waterline along Decatur Drive and a n 8 -inch waterline along Wispering Creek Drive. Static pressure information was obtained form the College Station Utility Department and was based on an onsite pressure test of the fire hydrant located along Decatur Drive, the static pressure of the fire hydrant is 105 pounds per square inch. The proposed water distribution system was modeled using the Haestead Methods "Watercad" program and scenarios were prepared placing fire flow demands at each proposed fire hydrants. The maximum daily demand generated by the dwelling units was added to the fire flow demand. The results of the analysis has been included in this report. ANALYSIS REQUIREMENTS / CONSTRAINTS -PVC water line pipe with a roughness coefficient of 150 -Fire flows of 1000 gpm -8' minimum waterline size - Minimum residual pressures at 20 p.s.i. - Minimum static pressure at 35 p.s.i. DAILY FLOW CALCULATIONS RESIDENTIAL (1 D.U.) *(2.67 PEOPLE /D.U.) *(100 CPCD) *(1 DAY /1440 MIN.)= 0.19 GPM Peak Hourly Flow X 4 = Average Daily Flow Maximum daily flow for a section of waterline = 0.74 gpm times the number of lots. CONCLUSION: In conclusion the proposed system can provide a fire flow demand of 1000 gpm at each fire hydrant with a residual pressure greater than 20 psi.
