Preliminary Plat: Master Plan approved by the Commission on August 17, 2006.
The initial Preliminary Plat was approved on October 5, 2006 with
revised Preliminary Plats approved on January 17, 2008, March 5,
2009, and August 19, 2010.
Site Development: Vacant. The proposed Final Plat - Replat expands Lot 149 of Block
6, Phase 7B by combining it with the adjacent Lot 150 in future
Phase 8.
COMMENTS
Parkland Dedication: This subdivision began before parkland dedication was required in
the ETJ so no parkland dedication is required.
Greenways: No greenway dedication is required or proposed.
Pedestrian Connectivity: No pedestrian facilities are required or proposed.
Bicycle Connectivity: No bicycle facilities are required or proposed.
Impact Fees: N/A (ETJ)
REVIEW CRITERIA
Compliance with Subdivision Regulations: The proposed Final Plat is a Replat of Saddle
Creek Phase 7B, Block 6, Lot 149 by combining it with 1.912 acres of the adjacent future Lot
150 contained in future Phase 8. The proposed Final Plat is in compliance with the Subdivision
Regulations contained in the Unified Development Ordinance.
STAFF RECOMMENDATIONS
Staff recommends approval of the proposed Final Plat.
