PLANNING
1. Add "Block 6" in the Certificate of Ownership and Dedications for the description of the
property being "designated herein as ".
Added to both Certificate of Ownership and Dedications
2. Since the owners are already written into the certificate, revise the word tenses used in the
owner signature and notary portions of the Certificate of Ownership and Dedication to the
correct tense by removing "(s)" in name(s) and person(s) where there is one individual named,
the correct use of is /are, and he /she /they.
The tenses were fixed in the Certificate of Ownership and Dedications, and Notary
Public notes.
3. Revise the title block to remove the "s" in Lots 149R of the Final Plat portion and in the Being a
Replat portion, include a description for the tract being add to Lot 149 such as 1.912 acre tract
part of remainder of 359.07 acre tract...
The "s" was removed and the following note was added to the title block:
"A 1.912 ACRE TRACT BEING A PORTION OF THE REMAINDER OF
A CALLED 359.07 ACRE TRACT"
4. Please note that any changes made to the plans that have not been requested by the City of
College Station, must also be noted and explained in your next transmittal letter.
Noted. A note calling out the Proposed Public Drainage Easement was added.
ENGINEERING COMMENTS NO. 1
Please illustrate new portion of rear PUE without volume and page.
The leader has been changed.
Please provide side lot line with 10 foot PUE.
A 10' PUE has been added to the side lot line.
Please provide front lot line with 16 foot PUE across entire frontage and future frontage of
Saddle Creek Drive.
Due to topography and vegetation constraints in the area, there is no PUE across a
portion of the frontage. The opposite side of Saddle Creek Drive will have a 20' wide
PUE. The Brazos County and City of College Station Subdivision Ordinancesallowing for
1 20' wide PUE on one side of a road in place of a 16' wide PUE on both sides. The 20'
wide PUE will be added to the Saddle Creek Phase 9 Final Plat.
