Being all that certain lot, tract or parcel of land lying and being
situated in Brazos County, Texas, and being Lot one (1), Block Twenty
(20), PONDEROSA PLACE, an addition to the-City of College Station,
Texas, according to resubdiviaion plat recorded in Volume 490, page
S 169, Deed Records of Brazos County, Texas, except that tract
conveyed to the State of Texaa by deed recorded in Volume 597, page
523, Deed Records of Brazos County, Texas, and being more
particularly described my metes and bounds as follows:
Beginning at a nail found set in concrete at the intersection of the
southeast line of Pinon Drive and the southwest line of Texas Avenue,
which is the most northerly corner of the said Lot 1.
Thence S 49' 20' 47" W - 314.30 feet along the southeast line of
Pinon Drive to 1/2" iron rod found at the common corner of the said
Lot 1 and Lot 2D in Block 20 of the said Ponderosa Place;
Thence 5 40' 39' 13" E - 294.54 feet along the southwest line of the
said Lot 1 to a 5/8" iron rod found at the most southerly corner of
same;

said Lot 1 to a 1/2" iron rod found in the southwest line of Texas
Avenue;
Thence N 17' 22' 13" W - 34.06 feat along the southwest line of Texas

Thence N 41' 13' 02" W - 80.24 feet along the southwest line of Texas
Avenue and the northeast line of the said Lot 1 to a hole drilled in
concrete;
Thence N 32' 12' 28 ".W - 185.04 feet continuing along the northeast
line of the Said Lot 1 and the southwest line of Texas Avenue to the
point of beginning and containing 2.00 acres of land more or less.
