Final Plat Application 2. Final Plat Fee of $400.00 for each plat (total of $800.00), 3. Development Permit Fee of $200.00 4. Subdivision Inspection Fee of $600.00 5. Thirteen (13) folded blueline prints of each plat 6. Engineer's Checklist 7. Copy Paid Tax Certificate (Original submitted with Phase Two in September, 2002) 8. Two (2) Copies of Drainage Report Addendum No. 2 9. Two (2) Copies of Engineer's Construction Cost Estimate 10. Two (2) Sets of Public Infrastructure Plans It is my understanding that these items will be reviewed by the Planning and Zoning Commission on Thursday, November 14, 2002. Therefore, we are now asking the plat to be filed. The Letter of Credit filed with the City last Friday in the amount of $67,574.80 was in the amount to cover unfinished construction in Phase 3 and 4. Since last Friday, all concrete work in Phase 4 has been completed as well as laying the HMAC surface, again leaving a substantial Letter of Credit cushion to cover the Phase 3 cost of paving and completion of curb ties to storm inlet boxes. Again, your helpfulness is appreciated. Wednesday afternoon, when at your offices on another matter 1 will deliver a check for estimated year -to -date taxes. Hopefully the City will be comfortable in then filing the park dedication. Work is progressing at a good pace in phases 3 & 4 and so by Friday or Monday work should reach the point of our being ready to file one or both of those plats. Vern Wright and I have estimated both time and money for the remaining completion for certain items. Those estimates were submitted earlier with the request for early filing of the plats. McClure will turn in those plats Wednesday anticipating work reaching the point of being able to file the plats Friday or Monday. I am staying in close touch with Vern to make sure he feels comfortable with the amount of the Letter of Credit and remaining work What have I omitted or forgotten? Digital copies of the plats have been emailed and the mylars will be submitted as soon as the owner's signature has been obtained. Box 9960 College Station, Texas 77842 Re: Edelweiss Gartens, Phase 3 & 4 Estimate of Remaining Construction Cost Dear Natalie: The developers of Edelweiss Gartens, Phases 3 and 4 are nearing completion of the infrastructure in that subdivision. However, recent inclement weather has hampered the construction schedule and the contractor will likely not be able to complete the work by March 31. In order to meet building construction schedules, it will be necessary for the developer to post a financial guarantee for the remaining infrastructure so the final plat can be filed. Once the plat is filed, building contractors will be requesting permits (either full or slab -only) from the Development Services office. Following discussions with the city inspector, we have made projections of the work that is anticipated through the end of March and estimated the cost of infrastructure that will still remain. That cost is shown on the attached sheet. I have sent a copy to Mr. Bob Mosley for his review. I ask that you coordinate with him to verify my estimate. S. Kapchinski's Subdivision On behalf of our client we have submitted a Replat of Lot 5 in the F. S. Kapchinski's Subdivision on Park Place in College Station. We are requesting approval of the 2 new lot widths of 54.13 feet. The existing average lot width for the lots from 1603 Park Place to 1707 Park Place (41 lots) is 61.96 feet (see the attached exhibit). We are requesting a variance of 7.83 feet to the city Ordinance governing the lot width for older subdivision. Please note that 21 of the 41 lots under consideration have less than 54 feet of frontage lot width. Creating the new lot widths would not create a major density difference from the existing and on -going development in this area. The creation of the new lots will provide the opportunity for upgraded development of the existing lot. Thank you for your consideration in the matter.
