A blanket easement has not been filed and is not required, nor necessary for this project. You had listed that the Gateway Express Carwash project had no easement applications submitted, however we found the attached letter and easement application in our records. We would like you to verify in writing that the City has not received this application or that the blanket easement has not been filed and does not intend to be filed for Lots 2RB & 2RE of the Gateway Subdivision. We have reviewed the construction drawings and the Amending Plat for Lots 2RB & 2RE, Block 1 of the Gateway Subdivision (filed for record in volume 5931, page 230 in the Brazos County Deed Records) and have no reason to believe that the utilities weren't installed according to the plans. The platted easements cover the public utilities that were constructed and therefore we see no need for the blanket utility easement to be filed if it has not been already. If you do find that the blanket easement was filed please fax us a copy and the necessary forms for its release. Please let us know if you have any questions. Answer: Done Comment: As mentioned in the memo dated August 14, 2003, only the color and material samples were reviewed at that time (the conceptual site and landscape plans no longer had to go to the PRC). The previous landscape plan was resubmitted and reviewed with this site plan submittal, but the plan is a stop review. (1) Some plants shown on in the landscaping legend are not shown on the plan some plants shown on the plan are not included in the landscaping legend. (2) Site improvements, such as the concrete flume, may conflict with the landscaping that was conceptually planned earlier. (3) The site plan shows the Phase 2 area to be concrete and the landscape plan states the will be sodded. Answer: (1) Corrected, (2) Corrected, (3) It will be seeded and sodded. Comment: Please include an irrigation plan with the submittal. Answer: Not needed per conversation with Molly. Added note to landscape plan. ENGINEERING Comment: Proposed manhole is not needed in this instance and not in a desirable location. This site can be served by a sewer tap in lieu of a manhole installation. Answer: Deleted Manhole Comment: A storm sewer connection to a public line is required to be at a junction box. You may construct a j -box a the connecting location shown on the plans or connect at the existing j -box upstream. Answer: Changed storm sewer alignment to enter at j -box.
