SUBJECT: GATEWAY L10A & 10B (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, October 6,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, October 16, 2003, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Spencer Thompson or myself at 764 -3570.

ENGINEERING
1. No comments unless Site Plan changes affect plat.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for

SUBJECT: REPLAT for GATEWAY PHASE 1, LOT 10A & 10B
Item: Public hearing, discussion, and possible action on a Replat Gateway Phase 1,
Lot 10A & 10B consisting of 2 lots on 3.1 acres generally located at 510 Earl Rudder
Freeway South.
Applicant: Mitchell and Morgan, Agent
Staff Recommendations: Staff recommends approval of the Replat with the conditions
set forth in Staff Comments #2.
Item Summary: This item is for the consideration of a Replat for Lots 10A and 10B,
Gateway Phase 1. The subject property is zoned C -1. All Tots meet City zoning
requirements as set out in the UDO. Utilities are existing for Lot 10 and will be
extended to create Lots 10A and 10B. The location is technically in the floodplain.
However, a LOMR is being processed through FEMA to remove it from the Special
Flood Hazard Area. The plat should note this fact as stated in the comments.
Comprehensive Plan Considerations:
Land Use Plan: Shown as commercial.
Thoroughfare Plan: Earl Rudder Freeway is a Freeway/ expressway.
Parkland Dedication: N/A on commercial property.
Open Space Dedication: None.
Special Area Plans: This site is not a part of the University Drive Overlay District.
Budgetary & Financial Summary: None

ENGINEERING
1. It appears the note concerning the floodplain is not entirely accurate. The subject
property is in the SFHA as shown on FIRM Panel # 48041C0142. Please state
such in Note #4. The property will no longer be in the SFHA when a LOMR is
issued by FEMA.
