Thanks.. I had forgotten that the sewer was required. I will contact
Darden Restaurants to see if they want to bond it or construct it... we
have a preconstruction meeting here in town Wednesday so I will get to
talk to them then. I suppose they will want to just construct the sewer
and then file the plat. I will be back with an email answer.

I received the mylar of this plat.
However, the sewer was a requirement of the subdivision. If you need
to file the plat, the sewer needs to be either constructed and accepted
or bonded. Water was not a platting requirement.

Please remove the Southern Trace Subdivision final plat from the Planning and Zoning Commission
meeting of Thursday, March 11, 2004. I found out recently that TXDOT will be acquiring 67 -feet of
additional right -of -way along F.M. 2154 and this will dramatically impact the layout. I hope to re-
submit the revised preliminary plat Monday, March 8th.

Re: Southern Trace Subdivision
Sanitary Sewer Oversize Participation Request
Dear Spencer,
Robert Carroll, 2C Development, LLC. P.O. Box 10061, College Station, TX, 77842,
979 -571 -0861 is preparing to develop the Southern Trace Subdivision. The development is
15.0 acre acres in size with 44 single - family residential lots. To provide sewerage service to
the area beyond this development a larger sanitary sewer main will be required. The line
size needed for the Southern Trace Development is 8 -inch and the size required to
accommodate the service area is 10 -inch, attached please find my Sanitary Sewer
Design Engineering Report for your review. Mr. Carroll would like to request your
consideration of providing oversize participation for the difference in material cost
between the 8 -inch sanitary sewer main and the 10 -inch sanitary sewer main.
To determine the difference in cost per linear foot of the sanitary sewer pipe I
spoke with Harold Cambell, Hughes Supply, 690 -7636. Mr. Cambell stated that the
difference in cost between an 8 -inch PVC pipe and a 10 -inch PVC pipe is $2.50 per linear
foot and the difference in cost between a 10 -inch ductile iron pipe and a 8 -inch ductile
iron pipe is $4.00 per linear foot.
For the line crossing State Highway 40:
444.27 linear feet of 10 -inch Ductile Iron pipe at $4.00 per linear foot equals
$1,777.08
For the line to the upstream service area:
1073.03 linear feet of 10 -inch PVC pipe at $2.50 per linear feet equals $2,682.58
The requested oversize participation is $4,459.66.
Mr. Carroll is a quality developer and this development will be a great addition to
a fine City. At your earliest convenience please consider the request and let me know if
there is anything I need to prepare for you. I look forward to working with you and your
staff on this project.
