HomeMy WebLinkAboutMINUTES MINUTES Planning and Zoning Commission CITY OF COLLEGE STATION, TEXAS November 6, 2003 AGENDA ITEM NO. 6: Public hearing, discussion, and possible action on a Variance Request to Section 18 of the Subdivision Regulations and a Replat for FS Kapchinski consisting of 2 lots on 0.9 acres generally located at 1609 Park Place. (03 -221) Graduate Civil Engineer Thompson, Engineering Services, presented this item, recommending approval of both the variance request and the final plat. After conducting a lot -block study, it was determined that the average width of the lots along the street frontage for all lots in the block to be 62 feet. The lots being created through this replat are 54 feet and do not meet the average and require the granting of a variance. However, the lots do meet the 8500 feet requirement. To help clarify questions regarding the flood plain area, Mr. Thompson pointed out the area on the aerial photo. He added that the flood plain area can be filled in, but the applicant has not made that request. The plat includes the base flood elevation and minimum floor elevations. Chairman Shafer opened the public hearing. Ali Jaffar, 2511 Westwood Main, spoke in favor of the project. Property owner Lee Thompson stated that the subject property has been in his family since 1938 and expressed concern regarding the name placed on and used in describing the property. Mr. Thompson clarified that the property is named according to the subdivision when the property was platted years ago and does not reflect the name or names of the property owner. Ali Jaffar, 2511 Westwood Main stated that the home that is currently on the property will be demolished and two new homes will be built. Chairman Shafer closed the public hearing. Commissioner Trapani motioned to approve the variance request. Commissioner Davis seconded the motion. The motion carried 6 -0. FOR: Trapani, Davis, Reynolds, Shafer, Hall and Williams. AGAINST: None. ABSENT: White. • Commissioner Trapani motioned to approve the replat. Commissioner Reynolds seconded the motion. The motion carried 6 -0.
