Email: stewart@klingeng.com September 25, 2003 Response to staff review comments on Homewood Suites Hilton site plan - September 18, 2003: PLANNING: 1) Yes - 500 ft meeting room. This will increase parking required from 83 to 86 - provided 102. 2) Hilton's preference is to keep the symmetry of the handicap spaces at each end with an island in the middle of the bay. Owner will install 24" x 24" sign on the side of the bldg. 3) The 24' wide space will be used to add 2 parking spaces. No access easement is required. 4) The hotel owner understands the recommendation and will convey this to the owner of the remaining retail site. This is not a Lot 1R issue. LANDSCAPE: 5) Landscape plan revised to be consistent with site plan. 6) 7) 8) Note added to site plan ENGINEERING: 1) The grate /storm sewersystem is encroaching approximately 5' into the 20' PUE, which has no utilities located in it, and there are no plans to place any utilities in the 20' PUE. At the time the adjoining tract develops, this 20' PUE will be covered with 16' of concrete drive making it more cost effective to locate and create a public utility easement on the adjoining tract. If necessary we will process a license to encroach on the storm sewer. 2) The underground electric shown which is not in a PUE is private electric line to serve the site lighting. It is a suggested route only and subject to change based on the electrical contractor project approach. 3) We considered a junction box in lieu of a 90° bend and based on cost considerations, chose the bend as each seemed to function same. 4) The design for waterline "C" has been changed to create a 40" bury. There is an addition due to as -built Public underground electric routing. Basically, I wanted to run everything by you so that we submit everything right the first time. The following is a summary of the easements to be submitted (Please refer to the site plan): 1. Variable width Public Utility Easement in North parking area - revision: easement initially had branched as it approached the property line; now will be continuous based on as -built water appurtenances 2. Variable width Public Utility Easement in North parking area - revision: added a 10' branch that parallels the front of the Hotel and skews towards the detention pond based on as -built underground electric routing 3. 10' PUE covering the water line at the south of the building remains unchanged. Please review and call or email with comment at your earliest opportunity. I will fax you a sketch showing the revision mentioned in 2 above. Also, we are trying to finish up everything necessary for the Hotel to obtain a c /o. We will be submitting the following items this week: 1) The final Replat for filing at the courthouse 2) Easement dedication application 3) As- builts for the on -site public waterline Please inform me of any other outstanding Civil or Surveying items that need to be submitted or addressed prior to the Hotel receiving a c/o as we want to take care of any outstanding items as soon as possible.
