The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Will there be any meeting rooms in the hotel? If so, please show that the additional parking requirement of 1 space per 200 sq.ft. of meeting room will be met. 2. To increase visibility of and accessibility to the FDC, please relocate the interior parking island in front of the pool to the parking space in front of the FDC. 3. What is in the space at the northwest corner of the plan? Is this an area intended for parking? Is there an access easement at this location? Please clarify. 4. For the convenience and safety of hotel patrons that would like to access nearby businesses, we recommend that a sidewalk along the accessway to University Drive be provided. LANDSCAPING /STREETSCAPING /BUFFER 5. The civil site plan shows a curbed median between the parking islands separating the rows of parking for the hotel and those for the abutting development to the north. Please ensure the layout on the landscaping plan meets that on the site plan. 6. Please show all plantings for the hotel's landscaping plan on the hotel site. 7. Please move the Bradford Pears under "Non- Canopy Trees ". Under special circumstances, we have allowed them to be used as canopy trees in the past; but because of their location just a few feet from a four -story building, they will more closely meet the intent of the decorative non - canopy tree rather than that of the canopy tree. 8. Please note on the site plan that all disturbed earth must be 100% covered with established grass or groundcover prior to C.O. Reviewed by: Molly Hitchcock Date: September 12, 2003 ENGINEERING 1. Relocate storm sewer out of the PUE that runs along property line with Putz tract. 2. Underground Electric will need to be in a PUE. 3. You may want to consider a junction box instead of the 90 bend in the storm sewer line. 4. The minimum bury for Waterline C needs to be 40 inches. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides load data for project. 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines. 8. Developer coordinates with College Station Utilities with location of riser pole. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Please address the comments and submit the following information for further staff review: $200 processing fee for the next round of three (3) staff reviews; and, One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached; If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please provide an end island for the parking spaces at the northwest corner of the plan. 2. Please take note: signage will be permitted separately. LANDSCAPING /STREETSCAPING /BUFFER 3.
