The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information to be scheduled for a future Planning & Zoning Commission meeting: One (1) copy of the revised final plat; If you have any questions or need additional information, please call Spencer Thompson or myself at 764 -3570. THIS PLAT DOES NOT MEET MINIMUM SUBDIVISION REGULATIONS. A FEW COMMENTS HAVE BEEN PROVIDED BELOW BUT DO NOT CONSTITUTE A COMPLETE REVIEW. ENGINEERING 1. As you know, there is a time line on submitted plats. This plat is stopped for this purpose. 2. All lots dimensions do not meet minimums per the UDO as required by the Subdivision regulations: 50'x100'. No variance was requested. 3. A Final Plat can not be accepted by the City without construction documents for required infrastructure. You may wish to submit a Preliminary Plat for the purposes you state in your letter. No construction documents are required for a PP. When the PP is approved by the P &Z, the Final Plat can follow in the same configuration. Any variances can be requested at that time. 4. You will need a variance for the proposed street location. 5. Numerous set backs shown on plat are incorrect. Refer to UDO. 6. The cul -de -sac does not meet minimum subdivision requirements. 7. There is no advantage to extending a 6" water line with an 8" line. If additional fire flow is required, you may need to loop back to the line along Laura Lane. 8. The street area should be labeled ROW. However, the unpaved area in the ROW should be labeled "Common Area: to be owned and maintained by HOA." 9. The 20 -ft drainage easements are existing. Please reference Vol /Pg. 10. Fire hydrants are to be located near the entryway of the cul -de -sac. Relocate to between Lot 16/17 or 15/16. Reviewed by: Spencer Thompson Date: September 10, 2003 PLANNING 1. The rear setback for R -1 has changed in the UDO. It is now 20 feet. 2. On Lot 8, the property will have two rear property lines. The 7.5 -ft. side setback that is called out should be a rear setback. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs street lighting per city specs and design if street is a public street. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides digital AutoCAD 2000i version of plat and /or site plan. email to rbolin(a�cstx.gov 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 8. Developer is responsible for the cost of moving power poles. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, December 1, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for December 11, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) copy of the revised Preliminary Plat application; A Letter to the Planning & Zoning Commission addressing the variances being requested; Ten (10) copies of the revised Preliminary Plat; and, One (1) Mylar original of the revised Preliminary Plat. Please file another Preliminary Plat application with the City stating the two variances you are requesting. 1) 8 -G.6 Cul -de -sacs and 2) 12 -1.5 Street Jogs. 2. In order for the P &Z to grant a variance to the Subdivision Regulations they must rule according to Section 5 and 5 -A. 1 -4. Please address these items in a letter to the P &Z. This letter will accompany the Staff Report in the Commissioners' packets.
