SUBJECT: EDELWEISS BUSINESS CENTER BLK1 L7 &8 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, October 6,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, October 16, 2003, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call or myself at 764 -3570.

STAFF REVIEW COMMENTS NO. 1
Project: EDELWEISS BUSINESS CENTER BLK1 L7 &8 (FP) - 03- 00500219
ENGINEERING
1. Extend public sewer to Lot 8 or move lot line.
2. Scale of the drawing and the called scale do not match.
3. Tie plat to a City of College Station Monument or known platted corner. Indicate on
plat.
4. Is the centerline of the Bryan overhead electric line called out correctly? It is not
pointing to the electric line.
5. You have two options regarding signage: 1) Lots 7 , 8 and 9 can all share one free
standing sign; or 2) Lot 8 and 9 can share a freestanding sign and Lot 7 can have its
own free standing sign. For option 2, Lot 7 will need to be renamed Lot 3. The
change in designation to Lot 3 would eliminate signage conflict with the Final Plat of
Lot 9. Add signage note to the plat with your selected option.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 20001 version of plat and /or site plan.

6. Developer provides load data for project.
7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.
9. Developer provides 20' Easement along S42d56'02 "W — 404.14'. To extend
overhead line to Elliott property.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

Staff Review Comments Response
Dear Bridgette:
The following is our response to the StaffReview comments letter dated September 11, 2003 on the
above referenced project:
ENGINEERING COMMENTS
1. Extend public sewer to Lot 8 or move lot line.
The lot line has been moved
2. Scale of the drawing and the called scale do not match.
This has been corrected
3. Tie plat to a City of College Station Monument or known platted corner. Indicate on plat.
We have been told to disregard this review comment.
4. Is the centerline of the overhead electric line called out correctly?
This has been corrected.
5. You have two options regarding signage: Option 2) Lot 8 and 9 can share a freestanding sign
and Lot 7 can have its own free standing sign.
The owner has selected Option 2 as it is stated above and the appropriate note has been added
to the plat.
Attached please find the required two (2) folded blueline prints of the revised final plat. The mylar
will be submitted as soon as the signatures can be obtained. The digital file will also be emailed to Nanette
Manhart.
