The subdivision sign requires 250 points of landscaping in its median (outside of visibility triangles). 3. Please identify on the plan the arrangements that have been made for the permanent maintenance of the sign and landscaping. 4. Live oaks must be planted a minimum of 30 feet behind a curb. A PIPP is not required for all items located outside of the city's ROW. Though, it will be necessary to keep all landscaping taller than 2.5 feet and structures out of the 45 -ft. sight distance triangle at street intersections, regardless of who owns the land. Also, the pathways that were approved on the plat are 8 feet wide. Please show on the next submittal that the arches of the structures are large enough to accommodate this. 2. Subdivision signs require landscaping around them valued at 250 points. Shrubs and /or trees will have to be incorporated into the area around the sign to meet this requirement. 3. Please identify on the plan the arrangements that have been made for the permanent maintenance of the sign and landscaping. 4. Medians in the ROW will have to have curb and gutter. Please provide scaled information on these improvements so they may be better evaluated. 5. The masonry columns may not have lettering. Full infrastructure plans will be required prior to further review of this application to allow checks for conflicts with proposed public structures. Curbing for medians should be included in street construction drawings. 2. Clarify ROW and curbing lines at feature proposed on west side of Spring Mist between Tranquil Path and Windmeadows. It appears that the curbing does not provide the required clearance between the curbing and the ROW line. 3. The distance that the median of Spring Mist extends into the Barron ROW will be verified upon review of more detailed drawings of this intersection. 4. Fire Template Clearance will be verified upon receipt of street construction drawings. 5. The main irrigation line may not be installed under Spring Mist as shown. The line may be installed within the western ROW if in a specified location. Crossings under paved areas will require sleeves to be installed prior to roadway construction, or will require payment of a one -time fee of $35.00 per foot of conduit as measured between backs of the curbs. 6. Without an estimated cost for the removal of the proposed facilities from the ROW included in the application, installation cost estimate will be used to determine the cash deposit and /or surety requirement.
