The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by an established deadline to be scheduled for a future Planning & Zoning Commission meeting: Two (2) copies of the revised final plat; If you have any questions or need additional information, please call Spencer Thompson or myself at 764 -3570. THIS REVIEW DOES NOT CONSTITUTE A COMPLETE REVIEW. ENGINEERING 1. Plat submitted does not meet minimum subdivision regulations. 2. Please see Drainage Policy and Design Standards Section XI for submittal requirements. 3. Lots 13B and 12B do not meet subdivision regulations. Request a variance to the regulations or remove lot lines. 4. Please see Subdivision Regulations 8 -M.1. Sidewalks are required on both sides of streets having 60' ROW. 5. The City will not accept dedication of detention areas. You may call it common area. A note shall be placed on the plat to read that all common areas to be owned and maintained by HOA. 6. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 4. Developer provides digital AutoCAD 14 version of plat and /or site plan. email to rbolin (c�ci.college- station.tx.us 5. Developer provides temporary blanket easement for construction purposes. 6. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 7. Developer installs street lighting as per city specs and design. Page 2 of 2 SPRING MEADOWS SUBDIVISION PH 2 (FP) (02- 00500212) ENGINEERING REVIEW COMMENTS No. 1 THIS IS A STOP REVIEW ON THE CONSTRUCTION DOCUMENTS ASSOCIATED WITH THE FINAL PLAT FOR SPRING MEADOWS. IF INFRASTRUCTURE ISSUES CAUSE A CHANGE IN THE PLAT SUBMITTAL, PLEASE MAKE CHANGES TO PLAT OR REQUEST A VARIANCE TO BE HEARD BY THE COMMISSION. THIS DOES NOT CONSTITUTE A FULL REVIEW. A FEW COMMENTS ARE PROVIDED FOR YOUR CONVENEINCE. 1. Please see Subdivision Regulations 6 -D.4.3 for Final Plat submittal requirements. Rather than having streets, storm sewer, water and sanitary sewer on 4 separate drawings, we allow the street and storm drawings on a single sheet. 2. In order for the City to review construction documents they must be sealed by a licensed engineer. 3. Please ensure all construction notes refer to City of College Station Standards and Specifications where applicable. 4. Please ensure all public utilities are in ROW or easement. 5. Utilities in pavement zones must use structural backfill. 6. Please ensure all infrastructure materials meet City specs. 7. Station all long -side water and sewer taps. 8. On water and sewer profiles, show all conflicts. 9. Please provide HGL for storm sewer. These may be plotted on construction drawings or separate sheets. 10. Dead -end waterlines must provide blow -offs. 11. Side -walks required on both sides of 60' ROW streets. 12. Flow in and flow out elevations required on manholes. 13. Utility profiles must station and show all fittings. 14. Please refer to Drainage Policy and Design Standards when designing storm sewer. Bends are not permitted. See junction box requirements. 15. Show and design all tie -ins to existing utilities. 16. Street details? Construction document comments will be returned separately. ENGINEERING 1. Lots 12B and 13B do not meet the minimum Subdivision Regulations. All Tots must • be provided with access and utilities. The lot line between the A and B portions of the lot must be removed unless a variance is granted by the Planning and Zoning Commission. 2. Please change all "UE" designations to PUE. 3. Please distinguish between Match Line and property lines with different line type. 4. Please replace City planner Certification with Planning and Zoning Certification. 5. Please remove "tree layer" from Sheet 2. 6. Please denote easement type and width on the following Tots: Lot 17, Block 2; Lots 11/26 and 10/27, Block 3; Lots 13B/12B, Block 2. 7. Construction documents show the stormwater detention pond is being constructed on private property, specifically Lots 19 and 20; Block 1 and Lots 21, 22, 23 and 24; Block 2. These lots are require to have drainage easements and minimum finished floor elevation established for each lot and shown on the plat. 8. Please change note on plat to read: Lots 12B and 13B are non - buildable Tots and will receive a building permit by the City of College Station. 9. Please change or remove Spring Hills Cove. The name shown does not meet 911 regulations, as it is too similar to Spring Hills Court.
