My response to some of the discussion points:
2. The plat for the subject property is being treated as a Minor Plat. The plat has been approved and is
ready to be signed by Jane and Brett when the owner has signed the mylar. After this, the plat can be
filed at the courthouse for record.
3. The subject property has obtained Conditional Use approval by the P&Z and Council. Jennifer
Flannery was the planner for this project. Please remember that, under the current ordinances, the
Conditional Use Permit is a 2 -stage process, in this case. The site has been given approval for the
"use ", as described by the Fire Department. The second step is for the FD to present the Site Plan to
P &Z and Council in order to obtain the actual Permit. Under the new, proposed UDO, a Conditional Use
Permit is not required for Government Facilities.
4. The Replat for the access way has been approved; Woodland Hills, Block 1, Lots 30 & 31. The plat
has not been filed for record at the courthouse. Owner must submit signed mylar.
5. The construction of the access way is being considered with the Spring Meadows Subdivision
construction plans. The plans are still in review and have not been approved. However, the access way
is being treated as a required component of the subdivision plans, as any other required infrastructure.

Thanks to the hard work of everyone, we are almost ready to purchase the site for Fire Station #5. The
real estate contract has been approved, but there are some contingencies that need to be met before we
can close. Although I think most have been completed, please reply with the status of each contingency.
1. Environmental Report - City to obtain an environmental report to ensure that this property is free
from contamination. I am advising against using the same report that was done with the business park
several years ago. That report covered a much larger area and it preceded the recent development of
adjacent property. Bart or Donald, please advise as to the status of said report.
2. Plat - Seller to plat the property to be purchased. Has this been accomplished?
3. Conditional Use Permit - Buyerto secure a Conditional Use Permit allowing the City to use property
for a Fire Station. My undlslstahOing is that this has been completed successfully.

4. Subdivision Connection - Seller is required to dedicate a 20 -foot access right of way between
Woodland Ridge Drive and Spring Branch (Hills) Drive. This will be accomplished by replatting Lots 30
and 31 of Block 1 of Woodland Hills subdivision. Has the replat been completed? Does the plat of
Spring Meadows include a dedicated ROW to connect the streets?
5. Access Construction - Said right of way is to be constructed during the construction of Spring
Meadows Subdivision. We can close before this happens, but what is the expected date of construction?
