Item: Public Hearing, discussion and possible action on a Replat - Residential
for Lots 30 and 31, Block 1 of Woodland Hills consisting of two residential Tots in
the Woodland Hills Subdivision located on Greens Prairie Road east of State
Highway 6. (02- 00500211)
Applicant: Lenwood S. Adams, P.E for Municipal Development Group.
Staff Recommendations: Staff recommends approval of the Replat as
submitted.
Item Summary: This item is for the consideration of the Replat for Lots 30 and
31, Block 1 of the Woodland Hills Subdivision. The lots are being replatted to
dedicate public right -of -way for emergency vehicle and pedestrian park access.
The Tots are zoned R -1 and do not contain any structure(s) on them. The Replat
conforms to the subdivision regulations.
Comprehensive Plan Considerations:
Land Use Plan: The plat is in compliance with the Land Use Plan which shows
the property as medium density, single family residential.
Thoroughfare Plan: N/A
Parkland Dedication: None. No new lots are being created.
Budgetary & Financial Summary: N/A

SUBJECT: WOODLAND HILLS (SPRING MEADOWS) REPLAT - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, November 4,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for November 14, 2002, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Paid Tax Certificates (for this property)
Ten (10) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart @ci.college - station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will be pulled from the scheduled
Planning & Zoning Commission Agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or

1. Please verify that no structures exist on Lots 30 and 31 or provide survey.
2. Original Plat should appear as it was originally platted. Remove Proposed
information. Show 20' PUE on Lot 30 as Park access, drainage and PUE.
3. Call -out 20' PUE on rear of Lots 30R and 31 R.
4. Doesn't the easement on Lot 30R need to be a drainage easement, as well?
5. Please remove Attest by City Secretary.
6. The copy of the paid tax certificate submitted is not for this property. Please submit
the appropriate paid tax certificates.

the attached staff review comments and submit the following information for further staff
review and approval of the plans.

ENGINEERING REVIEW
COMMENTS No. 2
1. Please add erosion control measures at discharge of 7x3 SBC into graded
area in park/detention area.
2. Please provide easement to cover revised alignment of 36" pipe between
inlets 60 and 70.
3. At several locations, concrete surface paving will rest directly on storm sewer
pipe. Please explain how point load cracking in either /both facilities will be
avoided?
4. The manhole at the bend immediately downstream of junction box 61 may be
omitted. There should be sufficient access into the bend via this junction box.
5. Adjust structures and /or pipe bend locations to coincide at drainage
structures 50, 51, 51.5, 60, 66.1, 70, 72, and 73.
6. Please verify that there is a minimum of 5' from the pipe centerline to the
nearest easement line over the 24" RCP between lots 23 and 24 at Hartford
and Dresden.
7. Please consider modification to both storm drain conduit embedment details
to require type C material to bottom of base section under roadways. Type A
material will be difficult to obtain proper compaction in such thin layers.
8. Please provide information on protection of waterline from point loading and
settlement where passing under storm drain lines with less than 12" of
clearance. There is at least one location with less than 6" of clearance.
