PLANNING
1. Parking is not allowed in an access easement. You will need a perpetual parking
easement for that area. Since you are using an adjacent site to meet your parking
requirements, you will be required to landscape, streetscape, and provide parking
screening for that portion of the site.
2. The setbacks for this zoning district are as follows: 25' front, 15' rear, and 7.5' side,
please reflect these setbacks on your site plan.
3. The fire lane will need to come from the driveway across the adjacent property.
4. Please add the note that an irrigation plan must be approved prior to C.O.
5. The ramp to the four handicapped parking spaces in the front of the building needs
to be altered. Right now there is curb blocking one of the aisles between the
parking spaces. Also, there will need to be a curb between the sidewalk and the
actual parking spaces in that spot. Wheel stops will not work because the length of
the spaces is only 18 -feet.
6. Please screen all meters from adjacent properties and the ROW.

ENGINEERING
1. Please note that all TxDOT permits must be signed by the landowner. TxDOT will
no longer accept "representative" signatures. Please use controlled access highway
form for utility permit. SH 6 is a controlled accessway. Include all necessary
drawings with the permit application. Permit will be forwarded to TxDOT if it meets
City requirements.
2. It will be expected that plan and profile drawings of the public water line and sewer
line will come as a part of the DP process.

must be explained in your next transmittal letter and "bubbled" on your plans. Any additional

SUBJECT: KOREAN MISSION CHURCH TAMU (CUP) - Conditional Use Permit
Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, October 7,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for October 17, 2002, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised site plan.
Please note that if all comments have not been addressed, your project will be pulled
from the scheduled Planning & Zoning Commission agenda. Your project may be
placed on a future agenda once all the revisions have been made and the appropriate
re- advertising fees paid. If you have any questions or need additional information,

PLANNING
1. Please include all required information from the "Site Plan Minimum Requirements"
checklist in the title block of the site plan.
2. Please indicate the owner and zoning of the abutting property to the southwest.
3. Be aware that there is a 20 -foot required separation distance between all canopy
trees. Many of the trees proposed do not meet this minimum distance.
4. Please indicate on the site plan the required setbacks per the Zoning Ordinance.
The building setbacks on the plan are not correct.
5. Please reference the FEMA / FIRM maps that indicate that the property is not
located within the 100 -year flood plain.
6. Please designate utilities and meters as existing or proposed and note size of
existing and proposed utilities. All meters must be located within an easement or
within the right -of -way.
7. Please designate easements as existing or proposed. If dedicated by separate
instrument list by volume and page.
8. The transformer is required to be screened from the right -of -way and adjacent
property. This can be done using vegetation.
9. Please designate fire lane on the plan.
10. Please show the location of the FDC (Fire Department Connection). The FDC must
be accessible from the fire lane or a street.
11. Please label the fire hydrant as existing or proposed. The current location of the fire
hydrant is not acceptable. The fire hydrant must be accessible from a street or from
the fire lane. A suggested location would be the island in front of the building on the
northern side because it is close to the water line, close to the fire lane and close to
the building.
12.There are several parking spaces that seem to be 18 -feet wide. I assume that these
are meant to be two parking spaces. Please add a line to divide these spaces.
13.AII parking end islands are required to be a minimum of 180 square feet. The island
on the southwest side of the driveway is not currently meeting this requirement.
14.The number of non - canopy trees and shrubs listed in the landscape legend does not
correspond with what is shown on the plan.
15. Please indicate the distance between the parking screening shrubs on the site plan.
The shrubs must be installed in a manner that will provide solid screening.
16. Dwarf Yaupon is not an approved species on the plant list. Yaupon is allowed.
17. Please provide an irrigation plan or provide a note on the plan that states that an
irrigation plan will have to be approved prior to C.O.
18. You mention that utilities will be provided within the TxDOT right -of -way. Private
utilities are not allowed in TxDOT right -of -way.
19. The plan does not show that the drive connecting to the property to the North is
curbed. This will be required to be curbed, please reflect this on the site plan.
20. The dumpster must be screened by a minimum of an 8 -foot wooden fence.

ENGINEERING
1. It is not possible for a private utility to be installed in TxDOT ROW. Please show
other route for private force main or provide proof that existing PUE is valid for the
proposed application.
2. Show location of domestic and/ or irrigation water meters. Must be in easement.
3. Please estimate irrigation flows. Water meter, according to flows provided, will be
1 ".
4. Construction drawings, including plan and profile, of the fire line must be submitted
as part of this plan.
5. You will need, as part of the Development Permit, a TxDOT driveway permit and a
TxDOT utility permit (waterline). Also, a drainage report.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city).
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
