SUBJECT: E &M JONES FARM PLACE (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
October 7, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for October 17, 2002, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat;
One (1) Mylar original of the revised preliminary plat; and
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart @ci.college - station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station.
Please note that if all comments have not been addressed, your project will be pulled
from the scheduled Planning & Zoning Commission agenda. Your project may be
placed on a future agenda once all the revisions have been made and the appropriate
fees paid. If you have any questions or need additional information, please call Spencer
Thompson or myself at 764 -3570.

Project: E &M JONES FARM PLACE (PP) - 02- 00500206
ENGINEERING
1. Staff noted in the predevelopment meeting that the proposed development would
only be required one access point off Krenek Tap for Phase 1, approximately 50
dwelling units. The second access point and required street construction would be
required with Phase 2. This is not what is shown on plat. What is of concern is
tying the construction of Central Park Lane to a tract that is too small to support the
infrastructure costs. Please limit Phase 1 (Lot 1) to approximately 50 dwelling units
as discussed in the meeting.
2. Please call out the lot line information for far most western boundary.
3. Please show ROW information for Krenek Tap.
4. It appears that Lots 3 and 4 need a sewer line extension from the sewer main along
the church boundary in order to provide gravity sewer. Sewer on north boundary
does not provide gravity service to Lots 3 and 4.
5. Has this pre -plat been before the Parks Board or received verbal okay from Parks?
6. Where is 8" waterline at Krenek proposed to tie -in to system?
7. Please check parkland fee calculations using multi - family rates.

PLANNING
1. Please indicate zoning boundaries and include the rezoning conditions for Lots 3
and 4 in the notes.
2. Please indicate proposed land uses.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer installs street lighting per city specs and design.
3. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'.
City installs remainder.
4. Developer pours transformer pad(s) per city specs and design.
5. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city.
6. Developer provides digital AutoCAD 2000i version of plat and /or site plan. Email to
rbolin station.tx.us.
7. Developer provides temporary blanket easement for construction purposes.
8. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
9. Developer provides 20' easement along Krenek Tap Road and Highway 6.

next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.
