The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, October 7, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for October 17, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission Agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please submit the original, paid tax certificate. Copies are not acceptable. 2. It appears that this plat is eligible to be a Minor Plat. Please change signature block from P &Z to City Planner. 3. Please label floodplain line as Zone AE. 4. You must show minimum floor elevation for this lot. According to the map panel and Ordinance requirement, 249 is the Min. FF Elev. 5. Tie plat into known reference point. Please see Subdivision Ordinance: 6- D.4.2.3 Lot corner markers and survey monuments shall be shown clearly by symbol, and clearly tied to City of College Station horizontal control monuments, established 1994, whenever reasonable. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Two (2) copies of the revised construction documents. Two (2) copies of the revised drainage report. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 3 SPRING MEADOWS SUBDIVISION PH 2 (FP) (02- 00500212) ENGINEERING REVIEW COMMENTS No. 2 1. Please see Subdivision Regulations 6 -D.4.3 for Final Plat submittal requirements concerning PLANS. Now, rather than having streets, storm sewer, water and sanitary sewer on 4 separate, individual drawings, we would be willing to allow the street and storm drawings together. Otherwise, please provide separate drawings, as required. 2. Curved sanitary sewers are not allowed. Please see TCEQ requirements. 3. Please show all fittings and stationing on all profile drawings. 4. Station all long -side taps. All near -side, if possible. 5. Please locate handicap ramp street crossings at intersections. 6. Specified sewer pipe does not meet City Specifications. 7. Please check slope calculations on storm pipe and sewer. Numerous slopes were checked. Many of which were not correct, as shown, and did not meet TNRCC minimum requirements. Other pipe sizes did not match drainage report. 8. Sheet 11. Detention pond on private property. 9. Pipe sizes on profiles do not always match plan views. 10. Sheet 14. Please match soffits of storm sewer. 11. Sheet 14. Show manhole connection on profile. 12. Sheet 15. Show main connections on all lines. 13. Sheet 16. Show all required construction information (fittings, slope, sleeve, etc.) and how design meets City requirements. 14. Sheet 17. Begin line where last sheet left off. 15. Sheet 18. Show drop manhole on all manholes needing to be drop manholes, 2 -0 ft and greater invert elevation. 16. Sheet 18. Can you eliminate the junction box in the middle of Spring Hills Drive? 17. Sheet 19. Need an additional valve on water main Cold Spring and Spring Hills. 18. Sheet 20. Pipe exposed and cuts -off upstream drainage. 19. Sheet 20. Provide detail for this outlet. Attention will be given as to how erosion of the stream bank will be minimized. 20. Sheet 21. Cross - connection possible. 26. Please show where structural backfill requirements are being met on this project. Numerous conflicts have been noticed. The requirement for a HGL is to show how the 10 -yr and 100 -yr storms perform in the system. Numerous pipes exceed their design storm capacity. In addition, slopes must be shown in report to calculate capacity, HGL, velocity, etc. Please provide HGL ASAP. Please remember that storm sewers 24" and less are designed having only 75% of their cross sectional area, by Ordinance.
