Re.: Staff Comments (09/30/2002) on Carroll Addition
Dear Mrs. Cotter,
This letter is in response to the City of College Station's comments on the Preliminary Plat
submitted for the above referenced project on Arnold Rd. The comments and associated
revisions are listed below.
FINAL PLAT
Engineering
1. Drainage calculations and illustrations were submitted via a separate instrument dated
September 30, 2002.
2. Updated Tax Certificates have been attached for your information.
3. The word 'Attest' has been removed from the Approval of Planning and Zoning
Commission.
4. The required wording for the `greenbelt' has been added to the Certificate of Ownership
and Dedication.
5. The Finished Floor elevation notes on Tots 12 and 13 shall remain due to the required
backfilling and regrading required.
6. A known Benchmark (Railroad Spike in Power Pole - Elev. 308.39') has been added
to the Final Plat.

Electrical
1. All electrical notes and requirements have been added to Sheet 3 of 12 of the
Construction Drawings.
CONSTRUCTION DRAWINGS
Engineering
1. An additional 12" gate valve has been added to Water Line `A'.
2. The current configuration of the fire hydrant assembly will fit within the proposed Farah
Drive R.O.W. The 6" water line is 5 feet from the back of curb yielding the centerline of
the hydrant assembly to be 7 feet from the back of curb leaving 4'h feet to the R.O.W.
Iine.
3. An Air Relief Valve has been added to the apex of Water Line 'A'.
4. The sewer service tap detail on Sheet 11 of 12 has been revised to denote SDR 21
PVC thickness requirement per City Sewer Specification No. S.203.
5. Water Line 'C' has been removed from the Construction Drawings.
6. A cross sectional detail of the 2' pilot drainage channel has been added to Sheet 12 of
12 to illustrate the required 3:1 side slopes.
