The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, October 7, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for October 17, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart @ci.college- station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission Agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Provide drainage calculations to show depth of water in street, channel, and at inlet. Also provide velocity of water in channel. 2. Tax certificate has expired showing taxes owed on property R13841. Provide updated tax certificate. 3. Remove "Attest" by City Planning Secretary from Approval of Planning and Zoning Commission. 4. Add required wording to Certificate of Ownership and Dedication to include greenbelt or greenway (Match to Plat). .....hereby dedicate to the use of the public forever all streets, alleys, parks, easements, greenbelt, and public places thereon shown for the purpose and consideration therein expressed. 5. Finished floor elevations are not required on Lots 12 or 13. 6. Tie corner markers to City of College Station horizontal control monuments or known markers. 7. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Attachments: Staff review comments cc: Ali Safi, Via fax 691 -2448 Case file #02- 00500204 Home of Texas A8&M University MEMORANDUM October 7, 2002 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter @ci.college - station.tx.us SUBJECT: Final Plat - Residential for Carroll Addition (FP) Item: Discussion and possible action on a Final Plat - Residential for Carroll Addition (FP), consisting of 30 lots on 7.913 acres located on Arnold Road. (02- 00500204) Applicant: Joe Gattis of Ash & Browne Engineering, Inc. Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of the Final Plat for Carroll Addition. The plat conforms to the approved Preliminary Plat, zoning ordinance and subdivision regulations. The Preliminary Plat was approved by the Commission on August 6, 2002. The property is zoned R1. The Plat is for a single family, residential subdivision off of Arnold Road, east of the Sun Meadows Phase 2 Subdivision and north of Aggieland Subdivision. The plat consists of 30 lots on a residential street that will loop back to Arnold Road when the property to the east develops. The stub -out street will improve connectivity and access for the properties. Comprehensive Plan Considerations: Land Use Plan: The plat is in compliance with the Land Use Plan which shows the property as medium density, single family residential. Thoroughfare Plan: Arnold Road is shown as a minor collector on the Thoroughfare Plan. Approximately 330 feet of Arnold Road will be improved and dedicated by this Plat. Parkland Dedication: The Parks Board has accepted fees in lieu of parkland dedication. Open Space Dedication: The Plat includes dedication of 1.285 acres of greenway. Budgetary & Financial Summary: The developer will be extending a sewer line from the back of the tract across Arnold Road and a water main with the road. The applicant is requesting oversized participation for the extensions of Arnold Road, a 12" water main along Arnold Road , and an 8 -inch sanitary sewer line. Sewer Impact fees in the amount of $232.04 per dwelling unit will be required upon filing of the plat. Commission Action Options: The Commission has final authority over the Final Plat. In regards to the Final Plat, the Commission may: • Approve with conditions; • Approve as submitted; • Deny; • Defer action to a specified date only at applicant's request; or • Table only at applicant's request.
