SUBJECT: COLLEGE STATION SOUTHWOOD (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, March 21, 2011 at 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for April 7, 2011 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
X One (1) 24 "x36" copy of the revised final plat;
X Thirteen (13) 11"x17" copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to:
P &DS_Digital_Submittal @cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed your project will not be
scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P &Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P &Z meeting.

STAFF REVIEW COMMENTS NO. 2
Project: COLLEGE STATION SOUTHWOOD (FP) - 10- 00500265
PLANNING
1. Repeat Comment: Please include drawings of both the "Original Plat" and "Replat." The
original plat should be shown just as it is on the latest platting document for that portion of
the property. There have been several replats /amending plats that affect the property. If
you need to go to multiple sheets, please provide an index sheet with a minimum 1"=500'
scale. To clarify, the "original plat" should be shown exactly as shown on the latest platting
documents (including all easements, etc.). Revised plat is attached.
2. Repeat Comment: Sidewalks are required on all roadways adjacent to the plat. The
Planning & Zoning Commission may approve a fee -in -lieu of sidewalks if the owner is
interested in making the request. Let me know if you would like more information. To clarify,
Sidewalks are required along Texas Avenue, 2818 and Brothers Blvd. Either the sidewalks
should be installed, a waiver should be requested, or a request should be made to utilize the
Sidewalk Fund, if desired. Attached are two Opinion of Probable Cost (OPC)'s for
sidewalks. One for the sidewalk along Texas Avenue and FM 2818. Can we discuss
further on the options available for the sidewalks along Texas Avenue and FM 2818?
3. Do you have any further information on the Mechanic's Lien? This is being looked into
and information will be provided ASAP.
4. I believe that the large lot (labeled as 4F on the original is really 4A. Please clarify.
Addressed.
5. Please include a note on the plat regarding "building plot." The note should state that the
Tots included in this plat are considered one building plot for the purposes of signage,
landscaping and non - residential architectural standards. Note added.
6. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat. Noted.

ENGINEERING COMMENTS NO. 2
i J lease submit construction documents for the portion of sidewalk missing along
Brother's Blvd adjacent to Lot 3, including the appropriate ramp connections and BCS
Construction Details. The sidewalk is required to be a 6 foot wide sidewalk with a
inimum 3 foot off -set from the street. Sidewalk plans have been revised.
Please submit development permit application fees ($600), as well as engineer's cost
estimate and letter of acknowledgement for the sidewalk. Check #34449 was
submitted on 3/2/11 and has been cashed by the City of College Station. Cost
KT stimate and Letter of Acknowledgment are attached.

1. The title of the plat should be "Final Plat of College Station Southwood Subdivision, being 3
lots on XX acres, and including a replat of Lot X, Block X of the Southwood Plaza
Subdivision Phase I and Lot X, Block X of the Southwood Plaza Subdivision Phase 2."

here appears to be a gap in easement between Lot 3 and the existing sanitary sewer
main which will serve this lot. Please provide the appropriate easement in order for Lot
3 to access the existing sanitary sewer main. I believe this stub has already been
constructed, so the easement in question needs to cover the stubs location or the
property line needs to jog to incorporate this portion of sanitary sewer main. Done.
