The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, April 4th, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, April 21st, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24 "x36" copy of the revised final plat; Thirteen (13) 11"x17" copies of the revised final plat; Parkland Dedication in the amount of $98,441 must be submitted prior to the filing of the final plat; N a Easement Dedication Sheet for Temporary Turnaround; One (1) Mylar original of the revised final plat (required after P &Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: P &DS_Digital_Submittal @cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P &Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P &Z meeting. http://www.cstx.qov/pz Please note that a Mylar original of the revised final plat will be required after P &Z approval and prior to the filing of the plat. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 3 RESPONSE TO COMMENTS NO. 1 Project: CASTLEGATE II SEC 200 (FP) - 11- 00500037 PLANNING 1. Revise Certificate of Ownership and Dedication as follows: "....parks, greenways, infrastructure, easements..." In addition, add "All such dedications shall be in fee simple unless expressly provided otherwise." • The note was revised to reflect the said changes. 2. Provide number of lots in title block. • The number of lots was added to the title block. 3. Provide access road note, as included on the preliminary plat (note #13). • The same note from the preliminary plat was added to the final plat. 4. Provide note stating that each lot will be required to provide a minimum of two (2) trees of at least two inches (2 ") in caliper or one (1) tree of four inch (4 ") caliper per Ordinance No. 3222. • The note was added to the final plat. 5. Please include all parkland areas to be dedicated. The portion off -site can be dedicated by deed, but the remaining portion that is located within the boundaries of the Castlegate II subdivision needs to be included with this first phase. In addition, the fee -in -lieu of dedication will be due for the remaining 0.58 acres of land dedication that was not provided for with land dedication. Refunds may be granted at a future time if and when the preliminary plat is revised and additional land dedication is provided. • An additional page was added to the final plat. The first page shows the entire Section 200 as was previously seen. The second page now shows the additional strip of parkland area that is being dedicated with this Section. Dedication documents have been submitted for the additional parkland dedication in Castlegate Section 9. A check for the remaining fees will be submitted before the Final Plat is filed. 6. Engineering is still reviewing plans and comments will be forthcoming. • Noted. 7. Please note that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. • Noted. 8. A temporary turnaround is required at the end of Hadleigh Lane and Toddington Lane for Fire and Sanitation services: a. An Easement Dedication Sheet and all necessary attachments must be submitted for review prior to the final plat being scheduled for a P &Z meeting; • Per conversation with City staff, this easement is not needed. b. The Temporary Turnaround Easement must be filed at the courthouse and the recording information included on the Final Plat prior to the plat being filed at the courthouse. • Per conversation with City staff, this easement is not needed. 9. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. • Noted. 10. The construction documents and reports are still under review and may affect the plat. • Noted.
