The following page is a preliminary list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by an established deadline to be scheduled for an established deadline: Two (2) copies of the revised preliminary plat. Attachments: Staff review comments cc: Salim Ismail, Texas Hotel Management Corporation, Via fax 764 -9601 Case file #02- 00500196 Home of Texas A &M University STAFF REVIEW COMMENTS NO. 1 Project: SOUTHWOOD ESTATES (PP) - 02- 00500196 This is a STOP REVIEW. This plat submittal does not meet minimum requirements as set forth by City Ordinances. The following comments do not constitute a full review, but are provided for guidance. ENGINEERING 1. Plat does not show required streets as shown on the City's Thoroughfare Plan. Please see Subdivision Regulations for compliance. Please discuss connection with Rock Prairie Road with Development Services Engineering. 2. Please re -label block to account for Lots 1 thru 24 in the center. 3. This property is in the 92 -01 Sewer Impact Fee Area. This property is required to take sewer from the Impact Fee line along Lick Creek. If you are seeking to change this distinction, you may petition City Council. 4. At least one water main connection will be from the 12" line in Arnold Road. 5. Please be aware that City records show that the sewer line on the Med property is closer to Southwood Estates than the water line. In other words, reversed from what is shown on the plat. 6. Why the 20' easement on the front and rear of lots? Will proposed utilities not fit in the remaining ROW? It is not apparent that you need 20' easements except between abutting lots. 7. Please show setbacks. There are several lots that may not meet minimum lot width. If a variance is required, it must be stated on application. 8. Has this plat been reviewed by the Park's Board regarding dedication? 9. Please show required sidewalks. 10. Please add note that detention facility to be owned and maintained by HOA or owner. 11. Please see Subdivision Regulations, Table 1 and Note 6 for minimum horizontal radius allowed for residential street. Reviewed by: Spencer Thompson Date: September 17, 2002 ELECTRICAL 1. Developer installs conduit as per city specs and design. 2. Developer installs street lighting as per city specs and design. 3. Developer provides temporary blanket easement for construction purposes. 4. Developer provides digital of plat and /or site plan for AutoCAD 14. Email to rbolinci .college - station.tx.us. 5. Developer provides easements for electric infrastructure as installed (including street lighting). 6. Upon completion of project surveyed sealed meets and bounds descriptive easements are necessary to release temporary blanket easement. Reviewed by: Ronnie Bolin NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 2
