(02- 00500194) Applicant: Greg Taggert of MDG for Dr. Joe and Dr. Dorothy Mikeska. Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of the Final Plat for Rock Prairie West Business Park, Lots 1 -2 of Block 1 and Lots 1 -10 of Block 2. The Plat is in compliance with approved Preliminary Plat and the subdivision regulations. The Business Park fronts on Rock Prairie Road West, North Graham Road and OId Wellborn Road in the ETJ. The subject property is located in Area #2 of the City's 2002 Annexation Plan. The land is being developed for proposed commercial use. Joint access easements are shown for the Lots fronting on Rock Prairie Road West and OId Wellborn Road which are in compliance with the City's Driveway Ordinance. Comprehensive Plan Considerations: Thoroughfare Plan: Rock prairie Road is shown on the plan as a minor arterial. N. Graham Road is shown as a major collector. An additional 6 feet of right of way from Lot 10 of Block 1, along N Graham Road, is dedicated through platting. Special Area Plans: The City's 2002 Annexation Plan shows this to be in Area #2 County Approval: The applicant has addressed all Brazos County comments. Attachments: 1. Area map 2. Application 3. Do not include survey distances out to old Old Wellborn Road ROW corners. Plat does not close. 2. Show ROW to be dedicated along N. Graham Road. Reviewed by: Ronnie Bolin Date: September 16, 2002 Bryan Texas Utilities comments: 1) Need to show a note granting a 20' electric easement centered on all interior lot lines. 2) Need to show a note granting a 20' easement along outer perimeter of development. A 16' easement along all public ROW is sufficient. 3) Need to show a note using the following language granting a "5' wide easement for anchors and guy wires necessary to help support overhead utility lines. Easement will extend 20' beyond any utility easement." 4) All existing electrical lines need to be shown. Also show the volume and page number of any electric line easements.
