Within this lot, 1 Shared Parking Access Easement will be removed and 1 new Shared Parking Access Easement will be created by the re -plat. The 3 proposed lots each have existing public water, sanitary sewer and electrical services in place so no new public utility easement are proposed. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Noted. ENGINEERING COMMENTS NO. 1 1. Lot R1 & R2 do not appear to have access to a public sanitary sewer main. Please demonstrate /explain how these 2 lots will sewer without additional easement dedication or extension of public sewer main. See the attached exhibit for water & sewer services to Lots 1E -R1 & R2. Lot R1 has an existing water service as shown and 2 sewer services installed with the original construction. Lot R1 was originally designed for 2 buildings before the parking lot was expanded is why there are 2 sewer services. The exhibit also shows the proposed water and sewer services to be extended for Lot R2. If these are not acceptable, the lot line between R2 and R3 can be moved to put some of the public waterline and sewer manhole on Lot R2 and the services added with the Site Plan for those lots. 2. Please demonstrate /explain the location of the water and sanitary sewer services needed to serve these 2 new lots. If these services are not installed at this time, they will be the responsibility of the future property owner during the site plan process, in either case it will likely require the open cutting of the existing parking and drive isles. See the attached exhibit for water & sewer services to Lots 1E -R1 & R2. The following changes have also been made to the replat: • The 10' private drainage easement on the north side of Lot 1D has been extended across Lot 1 E -R2 to provide drainage for Lot 1 E -R1 The following changes have been made to the plat at the request of the surveyor: • The distances along the north sides of Lots 1E-R1 — 1E-R3 have been added. • Ownership information for Lots 1A — 1C have been added. • The Original Plat and Replat window have been flipped. • The chord directions for C1 -C3 have been reversed.
