COMPREHENSIVE PLAN AMENDMENT REQUEST FORM
The following is required if an amendment to the Land Use Plan is requested. Based on the nature and
extent of the requested amendment, additional studies may be required. Attach additional sheets if
necessary.
Current Land Use designation: Single- Family Residential — Medium Density
Requested Land Use Plan designation: Office — A -P, Administrative - Professional zoning
Explain the reason for this Land Use Plan amendment: To allow re- zoning of 5.22 acres at the intersection
of North Forest Parkway and Earl Rudder Freeway (SH 6) from R -1 to A -P.
Identify what conditions have changed to warrant a change in the land use plan designation:
There is a demand for professional office buildings, primarily for physicians who travel frequently to the
three hospitals in the Bryan /College Station area. This site is centrally located to the hospitals with good
access via SH 6.
How does the requested land use designation further the goals and objectives of the City of College Station
Comprehensive Plan? The requested land use will meet the goals and objectives by allowing the orderly,
controlled development of the property. The buffer zone requirements in the UDO will prevent the office
building development from intruding on the single- family residential development proposed adjacent to it.
Explain why the requested land use designation is more appropriate than the existing designation. Single -
family residential development adjacent to SH 6 would likely result in the backyards of residences and
privacy fences being visible from SH 6. An office building with the required landscaping would be more
attractive and appropriate than single- family residential.
