SCHULTZ g o '; 9 /4 firc; s 1(,11 -43 1.0 INTRODUCTION & DESCRIPTION The purpose of this report is to verify that there is adequate capacity in the existing sanitary sewer lines which will service the proposed sanitary sewer to be constructed with the Villas of Harvey Subdivision. The proposed sewer lines will connect to an existing manhole on the north side of Harvey Road. A 12" diameter line from this manhole connects to an existing manhole south of Harvey Road, which discharges into an existing 15" line. The 12" line will service this proposed development, as well as the future development of the surrounding commercial property. The capacity of the existing sanitary sewer lines along Harvey Road have previously been analyzed for the Central Baptist Church property and for the Crescent Pointe Development. The analysis data for these projects was provided by the City of College Station, and it is included in this report as Appendix A. The same assumptions used by The Wallace Group, Inc. for the Crescent Pointe Development for average loading, peak loading and inflow and infiltration were also used to determine the peak loading values for the Villas of Harvey development. The Villas of Harvey area was previously evaluated by The Wallace Group as Contributing Area Al, which is 210 acres. The Villas of Harvey development is 113 acres of the 210 acres. The remaining acreage was considered to be commercial development, as shown on the 30/60 plan. The peak flow developed for Area Al was 911,700 gallons per day (gpd). Based on the number of residential dwelling units shown on the Master Preliminary Plat, we have re- computed the peak flow for Area Al to be 1,080,900 gpd. These calculations are shown in Table 1. Table 1 also shows the calculations for the peak flows at the critical sewer line segments downstream to the existing 21" sewer trunk line. The critical line segments analyzed in this report were the 12" line under Harvey Road (designated as Segment 24), the 15" line at 0.4% slope (Segment 14), and the 18" line at 0.32% slope (Segment 19), which has the flow from all of the Contributing Areas. Exhibit 1 shows the location of the sewer line segments. Table 2 shows the peak loading flows for the sewer line and the pipe capacity values for the existing sewer line. A comparison of these values shows there is adequate capacity in the existing sewer lines based on the assumptions made in this report and the previous analysis performed by others. 2.0 CONCLUSIONS It is our determination based on the criteria and data developed that the existing sewer lines have sufficient capacity for the anticipated wastewater flows generated by this development and the future development of the surrounding commercial property. We are in agreement that our current lines have sufficient capacity for the Central Baptist Church as proposed. It is important to note that our assumptions include future flows from development in the 30/60 corridor area to prevent a situation where acceptance of flows from the City of Bryan would remove needed capacity from our own developing areas. It is also important to note that future additional flows from Bryan could not be accommodated in the current lines, so replacement of system facilities would be a requirement of any future agreement. This concludes our technical review of the submittal, and we have no objections to providing service to the City of Bryan for the Central Baptist Church project. I went back and changed all the n factors to 0.013 per that TNRCC reg, and it did affect the numbers. Section one is now just barely OK, while section 7 is a little bit over our capacity. Given the multiple assumptions and factors of safety we are working with, and the peak timing differences that we are not taking into account, 1 am comfortable allowing this flow. We assumed a grade of 0.20% on the 15" VCT line which is on FM 30 upstream of Linda Lane: pipe capacity was 1.87 MGD. In our calculations, we projected wastewater flows based upon a peaking factor of 3.0 and an inflow /infiltration rate of 1,000 gpd /acre. On faxed calculation sheets, area Al is the 210 acre tract adjacent to FM 158 and between FM 60 and FM30. We broke this area up into the following usages, per discussions with the city: Ala: 20 Acres: Residential (8 units /acre, 100 gpd /capita) Alb: 100 Acres: Residentail (4 units/acre, 100 gpd /capita) Alc: 50 Acres: Commercial (30 Tots, 50 gpd /capita) Aid: 40 Acres: Commercial (25 lots, 50 gpd /capita) Total Loadings including peaking factor and I/I for the entire 210 acre area was 1.44 MGD. After some discussion with Bob Mosley, he alluded to some additional design criteria, regarding waterline depth, that I do not see in the standards we have been working with. Is there another design document that I should be using to follow all required regulations? If so, please let me know who I need to speak with to obtain this info. I have two questions regarding sanitary sewer preferences on the project. Right now, we have two drop manholes on the system. I know that some cities do not like to use them and I want to be sure that we put infrastructure in that is suitable to the staff that will be working with the system. Secondly, does the city prefer to have manholes installed above finished grade where manholes are located in undeveloped areas?
